An easement will be granted to facilitate access to the site over Brewery Close. 

SERVICES Mains water and electricity are understood to be available for connection to the site.

It is likely that a private drainage system will need to be provided as the drainage system located in Ingham Hall Gardens adjacent is at capacity. The Vendors have approached the Residents Association with an offer to compensate for the necessary works required to increase the capacity of this system to allow for connection into the mains drainage system in Parson Drove, the result of those negotiations is awaited.
