The Story

Strolling round the leafy, parkland grounds of the Fetcham house, visitors rarely fail to comment on the magnificent setting.
Set in just over three acres and just two minutes' walk from beautiful Bookham Common, Truly Rural more than lives up to its name.
"The beauty of this place is that it is close to all the amenities you might need, including the mainline station and the village, and yet is set in wonderful grounds," said the daughter of the current owners.
"There is the potential to do what you like here - you can keep chickens and goats, if you want, and you have your own lovely bluebell woods."

WONDERFUL OPPORTUNITY

The potential of Truly Rural extends much further than its existing situation, however.
Although the two bedroom house is ready to move into, planning permission is in place for someone who might wish to take it further.
"New owners could extend this into a three or four bedroom house," she explained. "We have two sets of plans - one for a chalet bungalow, with three to four bedrooms, and the other for a three to four bedroom house. There is also permission to build a double garage and to create an office or gym as well."
She added: "This is an incredible opportunity as it is very hard to get planning permission in this area. This gives someone the chance to create a really fabulous family home."

STREAMING SUNSHINE

Truly Rural has been in the family since the 1970s. The current owners took it over some 15 years and since then have made it their own.
"They did modernise it and redecorate," she said. "It is a very light house, with the front of the property and the main bedroom enjoying the sun in the morning."
Truly Rural currently features a drawing room, dining room and conservatory, in addition to its kitchen, two bedrooms and bathroom.
"The sun moves round to the back of the house during the day so there is always somewhere bright to be," she added.
"And because it sits centrally within its plot there are also always lots of nice places to choose from outside too."

PARADISE FOUND

There is potential for the grounds at Truly Rural to be used in all sorts of ways.
In addition to the fabulous gardens, there is room to keep animals, grow fruit and vegetables or create an equestrian area perhaps.
"This place is just wonderful for children because there is so much space to play," she said.
"There can't be many places where you can have garden, paddock, woodland and the potential to create a lovely family home and yet be located just 10 minutes from the M25 and the A3, within easy reach of shops and near to good state and private schools.
"We are just two minutes from Bookham Common, where there are lovely footpaths and walks. This place is an absolute paradise."

Accommodation

As you pull in through the five bar gate at the entrance to Truly Rural, you feel as if you are arriving at your country retreat.
The front door opens into an entrance vestibule which leads into the hallway that gives access to all rooms.
There are ample storage cupboards in the hall and the loft space is part boarded with a pull down ladder.
The first room to the right is the larger of the two double bedrooms, with the other bedroom opposite, next to the generous family bathroom which offers a shower cubicle, bath, WC and wash hand basin.
Next to the smaller of the two bedrooms is an elegant drawing room with original panelled walls and impressive original fireplace housing a gas fire with back boiler that supplies the heating for the property.
A small sun room leads out from this room onto the rear garden.
Opposite the drawing room is an attractive country style kitchen offering painted wood cabinets, a display unit and an unusual yellow stock brick beamed area housing the cooker.
Adjoining the kitchen is a dining room with door into the conservatory which leads out to the side of the property.

Setting The Scene

This pretty two double bedroom bungalow is set on a wide plot of more than 3 acres of lightly wooded grounds, screened from the road by mature trees and approached via a five bar gate giving access to a gravel driveway leading to a garage to the left hand side of the property.
It would be possible to create a carriage driveway as there is a further double gate on the right.
Planning permission exists to convert the existing property into a three or four bedroom house or chalet bungalow.
