Situation

Cedarlea is situated in an elevated position in Broughty Ferry. In "Dundee an Illustrated Architectural Guide" Charles McKean and David Walker describe how this was once "one of the richest suburbs in Europe", where "the merchant princes and jute barons of Dundee came to construct their palatial mansions" creating a "mid to late Victorian suburb".
It is within easy reach of the excellent local amenities of Broughty Ferry, including primary and secondary schooling, an ample choice of shopping facilities, supermarkets, library and harbour. Broughty Ferry is only a short distance from Dundee City Centre, which offers all the facilities expected of a major city. Private schooling is available at Dundee High School. There is a mainline railway station at Dundee with services to north and south, including a sleeper with local services at Broughty Ferry. Dundee Airport offers flights to London City, Belfast and Birmingham. The A90 dual carriageway offers easy access to Aberdeen and to Perth and on south to Edinburgh and Glasgow. Dundee is an established centre of excellence in education and life sciences, and has renowned cultural facilities. Away from the city, the range of outdoor pursuits is impressive. Over the River Tay is St Andrews, home of golf, whilst the championship course at Carnoustie is only a few miles up the coast.

Description

Cedarlea is a fine town house, with a date stone of 1876. It is situated within its own attractive and extensive grounds, with many fine trees. From the upper floors there are fabulous views over Broughty Ferry and across the Tay to Fife. The house is stone built with a slate roof. It retains much of its period character and features, including cornicings and architraves, panelled doors and skirtings. It was built for a Mr W M Stewart, who, with his brother, was a seedsman and nurseryman in Dundee and Broughty Ferry. The house was later extended with the addition of a drawing room and master bedroom above. The house is double glazed.

The house was acquired by the sellers in 2005. Since then they have refurbished the two en suites, replaced the boiler and renewed radiators. As such Cedarlea is now a house of much character, yet perfectly suited for modern family living and for entertaining. An annexe to the rear is currently let under the terms of a short assured tenancy. It has its own entrance, and may have potential for re-incorporating into the main house. It has also been refurbished with a new kitchen, bathroom and central heating boiler.

Gates open to a tarred driveway which leads up through the garden to a block paved parking and turning area in front of the house. The driveway also continues on to the rear, where there is a garage and a courtyard which also has its own access from Cedar Road.

Accommodation

The accommodation comprises porch, hallway, dining room, drawing room, sitting room, cloakroom, bar, kitchen/family room, utility room, master bedroom with dressing room and en suite shower room, bedroom with en suite shower room, 3 further bedrooms, bathroom, interconnecting shower room, 2 attic rooms.

At the rear of the house is the annexe which comprises living room, kitchen, bedroom and bathroom.

Outside

Among the main attractions at Cedarlea are the enclosed gardens. To the front, stone paved steps lead down to lawns with some fine trees, including a good cedar, and flower and shrub borders. A high stone wall, backing onto Cedar Road, makes for a good south and west facing border.

In a corner of the garden is an L shaped wooden building used for storage, with decking to the front and comprising a garden room (4.6 m x 7.7 m) and games room (3.50 m x 11.65 m) and adjacent wooden garden shed.

At the rear of the property is a stone built garage (6.2 m x 5.5 m) with a tiled roof, folding and sliding doors, concrete floor and timber lined ceiling.

Adjacent to the courtyard are an enclosed dog run and a stone built store (2.64 x 3.40 m) with concrete floor.
