Description In keeping with the orientation of the vast majority of houses in Noss Mayo and the wider area the main frontage of the proposed house is aligned with the river estuary. The main living spaces in the proposal are located on the upper floor level and follow an L-shaped plan opening the house up due south and east, maximising the potential for effective day lighting. Optimal glazing proportions enable maximum solar gain during the cooler months. Off-street parking is provided by a single garage cut into the existing natural stone wall. This relieves the stress caused by too much traffic and parking, particularly in the summer months. A lift immediately alongside the garage provides additional access into the house and at all levels.

The existing building The three bedroom bungalow with a storage room underneath faces north and overlooks Newton Creek. The current ground floor level is approximately 5m above Pillory Hill, the lane below, and the current ridge height is 10.7 m above the lane. The construction, rendered block work with a tiled roof and a combination of timber and metal windows, is typical of the immediate vernacular and its mid 20th Century construction period. The house has been uninhabited for over 6 years now in a poor state of repair. The frontage of the house occupies most of the width of the site which is characteristic of most dwellings along the estuary. None of the trees within the site boundary are protected by tree preservation orders.
