Situation
The Island Bear enjoys a wonderful position in Bowmore at the heart of the village and is just seconds away from the harbour and amenities.
Bowmore was founded in 1768 and is Scotland`s first planned village. It is famous in equal measure for its round church with no corner for the devil to hide in and the Bowmore Distillery producing a fine range of whiskies. The village amenities include both primary and secondary schooling, a hospital, a dentist surgery, banks, Post Office, Council offices, shops for everyday requirements, a Co-op supermarket, specialist shops, cafes, restaurants, pubs, hotels, petrol station, a leisure centre with swimming pool and island bus services to all villages.
Known as the Queen of the Hebrides, Islay boasts a wide variety of wonderful scenery including wild open moorland and hills, unspoiled beaches and cliffs, mixed woodland and mudflats, all of which offer an amazing array of bird life, over 100 species being present on the island all year round. The island is perfect for all outdoor pursuits including fishing, sailing, cycling, walking and golf at The Machrie, a fine 18 hole links of 6,292 yards which is ranked within the top 100 UK golf courses each year.
The island is a mecca for whisky enthusiasts with 8 operational distilleries and a 9th due to open shortly. The distilleries are Ardbeg, Bowmore, Bruichladdich, Bunnahabhain, Caol Ila, Kilchoman, Lagavulin, Laphroaig and the soon to open Gartbreck. Visitors come from all over the world to experience the unique whiskies produced on the island and all of the distilleries offer tours and tastings as part of the experience.
Islay is an ideal environment to bring up a family, operate a business and just enjoy life, but is also readily accessible with daily flights to Glasgow airport and onward flight connections throughout the world.

General Description

The Island Bear offers a wonderful opportunity to purchase a principal 1 bedroom home on the ground floor, with a high quality 3/4 bedroom guest house to the first and second floors. The Guest House rooms are currently available throughout the year with current bed and breakfast rates of £100 per room per night, based on 2 people sharing.
Guest House Accommodation: After entering through the main front door the potential guest bedroom 4 is immediately on the right. This is a large room and there are options as to what could be done with it. It could be a fourth letting bedroom, a shop, or could be made part of the flat - a second bedroom or a large living room (it is marked as bedroom 4 on the plans). A short hallway then leads to a door which acts as both passage through to the flat and also as a reception for guests. The main part of the guest house spread over the first and second floors comprises a large dining and sitting room, a large practical kitchen for breakfast preparation and laundry, 3 letting bedrooms all with en suite facilities, a second floor landing sitting area and a linen and ironing room.
Ground floor accommodation: As stated above, a door just inside the front door leads to what would be, potentially, room 4. It is a very good size and has plumbing in place ready for an en suite bathroom if required. The flat can be entered either through the main front door or via it's own, completely seperate front door. It comprises 1 double bedroom, a bathroom, an office and a large open plan living room and kitchen.
The entire property was extensively remodelled in 2013, the whole being taken back to bear stone walls before being completely refitted. Exactly how much work was done can be seen in various plans, bills and photographs. Included in the refit was double glazing to all windows and a completely new oil-fired central heating system.
To the rear of the property is a garden which is south-facing, accessed directly through a back door from the flat. This could be an oasis in the centre of the village, at present it is home to 3 large sheds (10'x10', 8'x8' and 20'x10') used for storage and as work rooms. An alley to the west side of the property gives access from Shore Street to the rear garden and back door.
The whole property has been beautifully appointed by the vendor - both eclectic and tasteful throughout.
