Full description:

An impressive detached Edwardian house believed to have been built around 1907. Having undergone a sympathetic restoration in recent times the present owners have created a spacious and comfortable home on a decent size plot with established gardens.

The ground floor rooms lead off of the entrance hall, with a layout that has a good degree of flexibility. The present owners have adapted the space to provide a 4th bedroom on the ground floor for a relative, although this could be used as a dining room. There is a delightful sitting room complete with roaring open fire which then leads to a large garden room opening out onto a wonderful rear garden, ideal for pre dinner drinks or entertaining. The kitchen/diner will be the 'hub' of family life with plenty of space for everyone to sit around and enjoy family meals whilst discussing the days activities. There are 3 double bedrooms on the first floor, 2 of which have ornamental feature fireplaces.

Established gardens surround this house with the main area situated to the rear of the property being well stocked and includes a large walnut tree. There is an outbuilding that can be used as a greenhouse or artist studio if preferred. The attached garage has additional space to the side with double wooden gates that will allow more parking of additional vehicles, a boat or caravan.

What the Owner says:

Having lived in Whitstable for many years we knew that Ham Shades Lane had always been a desirable location to live. We were really surprised to find the house had been relatively untouched, with many original features still in place. Over the past 15/16 months we have undergone many improvements to the property including re-decoration, new boiler and a hand built bespoke kitchen in addition to a number of other works. Living here has proved a real delight and very convenient for us, especially given that there is a Sainsburys and Tesco supermarket just a short drive away. The main line station is only a few minutes walk away, ideal for commuters. The Town Centre, shops and sea front are not much further away.
