The second floor has a good upper hallway to bedrooms 4, 5, 6 & 7 as well as a second level bathroom.



Situation
Avonholm is situated in a very private rural situation amid pleasant rolling countryside on a pretty bend of the river Avon. The property is private and little known and is about 2 miles from the centre of the pretty Lanarkshire town of Strathaven.

Strathaven itself is one of the prettiest towns in Lanarkshire and is a popular town which has local shops and services that easily cater for everyday needs and requirements.

The town has state primary and secondary schooling and there is an independent school in Hamilton.

The nearby towns of Hamilton & East Kilbride (6 & 9.5 miles respectively) have a fuller range of shops and professional services.

For outdoor enthusiasts this area provides a wealth of activities. There are local golf courses at Strathaven and East Kilbride while the championship courses at Turnberry and Troon in Ayrshire are within easy travelling distance. There are a number of leisure facilities in East Kilbride, while the Firth of Clyde and sheltered west coast waters of Scotland provide a variety of water sports. Grouse and pheasant shooting, and roe deer stalking can be rented locally.

Glasgow city centre is about 24 miles to the north via the M74 and recently opened M8 connection and as with most major cities has an extensive range of retail, higher educational, leisure and professional services.

Junction 8 on the M74 is about 4 miles to the east and offers motorway road access to the north and south.

The nearby A71 leads in a westerly direction via Kilmarnock and on to the developing Ayrshire coastline.

The nearest main line rail station is at Larkhall.

Prestwick Airport is 30 miles to the west and Glasgow International Airport is 33 miles to the north.

with wrought iron gates and via an avenue of

the house. Mature lawns fringe the sweep
with assorted shrub, bush and border plants,
mature trees are dotted around the grounds,
a striking ancient copper beech tree has a
large canopy and dominates a part of the
front gardens. At the rear of Avonholm
pathways lead to an old grass tennis court
below which is an historic walled south facing
kitchen vegetable and soft fruit garden. The
garden has been long since turned to grass
for ease of maintenance but the old gravel
pathways and box hedges are still in
existence. The lower gardens have further
pathways which lead to the fields.

Fields
The fields are split into mainly three
compartments and which lie to the east and
west of the house.

Fishings
Avonholm has the riparian and migratory fishing rights over the single bank stretch of the river Avon which forms part of its boundary.
