TERMS

The eastern Workshop is let for a 12 month term from 25th June 2015 to Agricultural Machinery Sales Ltd at a rent of £12,000 per annum until 25th December 2015, rising to £18,000 per annum thereafter. The lease can be terminated at any point after 25th January 2016 upon service of not less than 3 months prior written notice. The lease is contracted out of Sections 24-28 of The Landlord & Tenant Act 1954 Part ΙΙ.

The western Workshop is let by way of a lease dated 1st November 2006 to Guardian Storage Ltd for a 10 year term from that date at a rent of £6,000 per annum exclusive of VAT. We believe that this lease is covered by the Security of Tenure Provisions of Sections 24-28 of The Landlord & Tenant Act 1954 Part ΙΙ.

We are of the opinion that both elements of the property are highly reversionary in rental terms from the respective lease expiry dates in April and October 2016. Possession of the western workshop can be obtained at any point after 25th April 2016. Whilst the lease on the eastern workshop is protected by the Security of Tenure provisions of The Landlord & Tenant Act 1954, the lease renewal on 31st October 2016 would be at Market Rent at that time and we believe that a substantial increase in the level of rent to be paid will be appropriate at that time if current market conditions prevail.
