The village of Hertford Heath is less than a mile away, this offers a small selection of services and facilities including a mini supermarket, country store, public houses, village hall and a post office. The country town of Hertford is 3 miles away and offers a wide selection of shopping and recreational facilities. Welwyn Garden City is 10 miles away and is one of England's finest examples of a new town and offers excellent modern shopping, comprising mainly of the modern Howard Centre indoor shopping centre and a John Lewis department store. The cathedral city of St. Albans is 18 miles away and has a fine collection of boutiques, particularly along Holywell Hill and George Street. There is also a market on Wednesdays and Saturdays.
Connaught House is a three storey house designed by Peter Newson Architects to stringent specifications. The property is of solid thermal block construction, rendered, with a slate edging and copper guttering that will, in time, tone perfectly with the subtle green hued natural slate tiles. The influences are undoubtedly classical with a touch of art deco, apparent in the curves and linear contrasts. The property benefits from a four acre garden and 20 acres of generous parkland accommodating two lakes. Every attention has been given to the most intricate details, and the house has been built to an exceptionally high standard. Extensive planting has been carried out to further enhance the house's privacy. The property enjoys a secluded position and is protected by its own gardens and parkland. Connaught House offers exceptionally light and spacious family accommodation, perfect for entertaining, with the principal rooms overlooking its gardens and grounds. The Kitchen and Master Bedroom Suite are of particular note. Features include extensive under floor heating that runs throughout most of the house, to the natural Donegal stone paving on the courtyard and terraces. Each bedroom has its own en suite bathroom. It is also worth noting that the entire house has a 24 hour air filtration and heat recovery system that is temperature controlled and cost effective to run. All principle rooms in the basement and ground floor as well as the 3 main bedrooms have provision for air conditioning if required. The house's environmental credentials and effective running costs are further improved by the provision of a 60 metre deep well which has been drilled into the chalk aquifer. This provides both a heat source that can be used to heat the swimming pool and share any additional energy with the heating/cooling system. It will also provide quality spring water for use in the house and gardens. The property is approached through an impressive entrance with an electric five bar gate, leading through to a gravelled carriage driveway. There is open parkland with two lakes to the right and woodland to the left. The Parkland is interspersed with saplings and planting areas. The driveway sweeps around into an area providing ample space for parking and turning.
Vezir marble flooring lines the impressive, light Reception Hall which also features a raised Library Area to the far side (alternatively, there is provision for a lift shaft to be fitted into this space if required). The staircase was especially commissioned with handmade glass inserts that is of particular note. The Kitchen/Breakfast Room is the hub of the ground floor and like every other room in the property, boasts an immaculate finish. To the left is a discrete dumb waiter, running to the lower ground floor, and a hatch through to the Dining Room. The Breakfast Area is well positioned in the windows under the attractive loggia and with easy access to the courtyard and terraces. The Kitchen, with sleek granite work top, is equipped with state of the art features including a La Canche five hob oven, a large, American style 'Sub Zero' fridge/freezer and a 'cold store' corner cupboard - the modern equivalent to a larder. A double sink sits under a window with a view over the garages. The central island houses a Gaggenau electric hob and oven, a secondary Miele dishwasher and sink. There is also an integral Miele microwave, coffee machine and a sub zero wine fridge, enabling surfaces to be as uncluttered as possible. A raised glass surface provides a Breakfast Bar or additional preparation area. An arch leads through to the Family Room which is wired for plasma and the state of the art sound system (as are all rooms on ground floor and first floor). A wide back door, suitable for disabled access, a Cloakroom and Boot Room, lie beyond. The Dining Room - able to seat 14 - boasts wonderful oak parquet flooring with ebony details and a bay window with a view over the approach to the property. The white, natural limestone overmantle adds an Art Deco, modernist flavour and its clean, simple lines echo and complement the similar ceiling detail. The fire is currently gas with provision for electric or solid fuel if preferred. The hearth is solid granite. The Garden Room/Orangery acts as a type of indoor conservatory and is in an ideal south westerly position in order to catch most of the sun's rays. Again, a striking stone fireplace provides a good focal point and there is a wonderful view under the loggia to the tree lined, slate water feature within the courtyard. The large Drawing Room is a wonderful size for entertaining and the polished parquet floor contrasts well with the modern fireplace. Doors lead to the Terrace and there are two bay windows flooding the room with natural light. There is an interesting, chequered ceiling cornice complemented by central, moulded ceiling motifs. Beyond lies a spiral back staircase providing access to both the lower ground and first floors from the rear balcony. There is also an automatic sliding door through to the indoor swimming pool.
The main staircase is an impressive bespoke construction leading up to the first floor where there is a light galleried landing which gives access to the principal bedrooms and a sizeable balcony to the front of the property. The Master Bedroom suite offers breathtaking accommodation, the spacious double height bedroom has fantastic views over parkland, lakes and to the adjoining nature reserve woods. The ensuite bathroom has a large 'Hansgrohe' hydro bath. Archways lead through to a dressing area with access back through to the bedroom. There is a separate wet room with a large 'rain head' and wall jets. Stairs lead up to a galleried sitting room with curved balcony. There are 2 external private balconies. Bedroom 2 has a fabulous canapƩ ceiling and large window with balcony. There is currently a sitting area which could provide space for a lift shaft from the Reception Hall, should it be required. The en-suite bathroom has been fitted with ultra modern fittings including Antoni Lupi corian sink and bath, there is also a rain head shower with mosaic tile surround. Bedroom 3 is a light south facing room with a working fireplace, large windows and French doors to a balcony. There is a dressing area that leads through to an en-suite shower room with Villroy and Boch fittings, floor and tiles. A corridor leads from the landing to bedrooms 4 and 5, the housekeeping room, stairs to the second floor and the self catering flat. Bedroom 4 and 5 both have views over the courtyard to the west of the property and en suite bathrooms with double head showers and glass tiled floors. The Self Contained Flat has a double aspect open plan sitting room/kitchen. The Kitchen is of the same high quality and finish as the main kitchen giving a feeling of continuity through the house. There is a door through to the spacious double aspect Bedroom 6 which has built in cupboards and en-suite bathroom.

Lower Ground Floor
The basement floor of Connaught House is accessed via a door and staircase off the Kitchen/Breakfast Room all directly from the Entrance Hall. The Gun Store is near the base of the stairs and doubles as a Secure/Gun Room with direct contact to the police on a separate line and fitted with its own air supply and steel security door. There is a secondary Kitchen which the dumb waiter in the main kitchen leads to. Fully fitted, with an integral dishwasher, the wall and floor units are wood effect topped with a granite work surface. The main Laundry Room is also found on this floor and houses the airing cupboard as well as extensive storage cupboards. There is space and plumbing for a washing machine and tumble dryer. An unheated Wine Store lies opposite and there is a large, spacious Billiard Room with light well, storage cupboards and a hot and cold water supply to the far end (ideal if a bar was desired). To vary its uses, the room is also wired for plasma. The smaller, adjacent Cinema Room has excellent acoustics and offers a more compact environment for film viewing.
