PROPERTY DESCRIPTION Sunnyside is a wonderful double fronted character home, built around the end of the 1700's and is one of the more prominent properties positioned on the Square in Ugborough. The accommodation is arranged over three floors and is finished with slate tiles to the front elevation. The walled front garden faces South westerly and is a lovely spot for enjoying an afternoon coffee whilst you overlook the Church and take in the quiet ambiance of the delightful village square.

You enter the property via a front entrance porch which leads into a Marble floored central hallway with doors leading off to all the principal rooms. From here there is access to the first floor accommodation. The spacious sitting room would have originally been two separate reception rooms and includes a wood burning stove with exposed sand stone surround. Within the room there is a beautiful window seat and double doors lead out to the rear garden.
Leading from the main entrance hallway, you enter the beautiful kitchen which also provides access to the dining room. This impressive room is definitely one of the main selling features of the property and offers a light and airy feel. The kitchen is fitted with a range of cream units with Granite worktop space over and also features a useful central island unit with Belfast sink. Within the kitchen you will find an inset double gas fired Aga oven as well as space for a further gas double oven and hob for more conventional uses. From here, double doors lead to a separate dining room which faces the front elevation and offers space for more formal dining. From the kitchen there is access to the utility room and adjoining cloakroom along with access to the garden room. The garden room is a versatile space which could be the perfect area to relax in or maybe used as an additional reception room. Access to the rear garden can be provided by the utility room or garden room.

On the first floor you will find four spacious double bedrooms and the family bathroom with separate shower cubicle. The master bedroom faces the rear elevation and also enjoys a beautifully fitted en-suite bathroom. From the landing area stairs rise to the second floor where you will find two further double bedrooms (with slightly restricted headroom) and a further shower room. These two bedrooms enjoy far reaching countryside views from the Velux windows.

This impressive property enjoys a beautiful, generously sized walled garden. The garden can be accessed from the garden room, sitting room and utility area. The beautiful walled garden has been excellently maintained by the current owners and includes a variety of plants, shrubs and trees. Within the garden there is a level lawned area with well stocked flower beds along with two patio areas which offer a high degree of privacy. A slate path leads down past the stone barn and provides access to the rear of the garden. The detached stone barn is an excellent addition to the property and has the potential to offer separate accommodation in the form of a play room, office or workshop (subject to the necessary consents and regulations). The garden enjoys an array of differing colours in the flowering months and is the perfect garden to either play or relax in. Within the garden there is access to the garage which is attached to the side of the house. The tandem garage is a rarity for houses in a village location and benefits from an up-and-over door and a single and double door which leads to the rear from the workshop. Within the garage there is power and light connected.

This superb character property enjoys the delights of many period features and is a welcome retreat after leaving the hustle and bustle of City life.
