Packwood is set in a quiet position on the edge of Church Street, a picturesque road in the small village of Boxted overlooking the Stour Valley on the Essex/Suffolk borders. The area is renowned for its attractive rolling countryside made famous by the paintings of John Constable of Flatford Mill and the sought after villages of Nayland, Stoke by Nayland, Thorington Street and Dedham with their day to day amenities which are within easy reach. The surrounding countryside is designated as a conservation area due to the beautiful and unspoilt landscape which surrounds the house. Boxted is ideally placed for communications to the A12 and to the Ancient Roman town of Colchester, which is reputed to be the oldest town in England with extensive shopping, educational and recreational facilities. The commuter can take advantage of InterCity train services to London's Liverpool Street Station.
Packwood is believed to date back to 1805 and is constructed from brick and timber frame with rendered elevations enhanced by attractive sash windows under pitched slate roofs. Internally there are numerous features throughout the house including open fireplaces in the majority of rooms with attractive surrounds, built in cupboards and sash windows. The house has an appealing layout with a central reception hall with elegant staircase rising to a part galleried landing and panelled doors to the main reception rooms. The two reception rooms to the front feature open fireplaces, a bay window in the drawing room, picture rails and display alcoves. To the rear is a sitting room with wood block floor, an open fireplace with wood burner and further cupboards. The kitchen breakfast room has views over the side and rear garden and is fitted with a comprehensive range of base and wall mounted units, an integral electric hob and wall mounted cooker with recess and plumbing for dishwasher. The utility room to the rear has a recently fitted boiler. On the first floor are four bedrooms having attractive fireplaces, all but one are dual aspect and there is an en suite with the master bedroom.
The house is set well back from the road with a carriageway in/out drive and front semi-circular lawn with attractive railings along the road side. The gardens surround the house on all sides and are also a particular feature of the property with established flowerbeds, sheltered terrace areas and backs onto woodland. The rear garden has a small pond, a former vegetable garden with some fruit trees and a garden shed. There is a further outbuilding close to the house, divided into three stores.
The southerly views from the house are particularly impressive with far reaching views over the Stour valley.
