The site extends to approximately 3.24 acres (1.311 hectares) and sits alongside the Erewash Canal. The site is available freehold with vacant possession. The site is located in the Eastwood part of the city on the Anchor Road right next to the A610 which links Nottingham to Ambergate before joining the A6. Nottingham is the second largest city in the East Midlands. Nottingham has a number of famous institutions and venues including the National Ice Centre, the National Water Sports Centre and over 60,000 students attend the city's two universities Nottingham Trent University and the University of Nottingham.

The property is situated between Langley Mill and Eastwood, the area is located in the district of Amber Valley and Nottinghamshire. The location is ideally located, being easily accessed from Ilkeston, Nottingham and Derby. The site is 5.5 miles North of Ilkeston, 11 miles South East of Derby, 7 miles South of Alfreton, 7 miles West of Hucknall and 9.5 miles North West of the nearest principal city, Nottingham. The site is well served by road communications
being adjacent to the A610, this is a main commuter road into and out of Ilkeston and Heanor and Eastwood. The site is positioned adjacent to the Cromford Canal and is less than half a mile from Langley Mill train station which has hourly service to Leeds and Nottingham. Nearby retail includes Cooperative, Farm Foods, Lidl and 24 hour Asda Superstore with petrol filling station, post office, opticians and pharmacy. Leisure and fast food uses at Langley Mill include McDonalds (24 hour opening) and KFC with the Great Northern Public House just opposite the subject site.

PLANNING

The site is located within Amber Valley Borough Council for planning purposes. The site is not allocated in the Local Plan but nearby Langley Mill has been identified as a District Centre in the emerging local plan. Our clients planning
consultant has received pre application advice supporting employment uses. We envisage interest from car showrooms, care homes, office and road side uses. There is a parcel of land to the north eastern end of the site which is within the same ownership which may be included in the sale of the site. The further land extends to 0.92 acres (0.337 hectares) and further information is available upon request. The additional parcel of land has planning consent for a 3 storey office block (which was positioned on the narrow northern most part of the site) with 24 parking spaces. (Planning Ref. AVA/2001/0994) and historic planning interest for extra care apartments.

SERVICES

We have been informed that all mains services are present in the A610 with BT running along the north eastern boundary of the site. It is suspected there may be private sewer/water supply. HIGHWAYS

Any enquiries regarding highway matters should be addressed Derbyshire County Council Highway Authority. BSP Consulting prepared a proposed access plan which sets out visibility splays and access on to the New Derby Road (A610) and Anchor Road. TECHNICAL MATTERS

There is a Groundsure report which provides a desktop overview on ground matters. The site has historically been used for transport and cargo handling with railway associated uses. The site is not within a ground water protection zone. The land is outside the Flood Zone but is likely to require a Flood Risk Assessment due to low lying area in the Flood Zone to the west. There are no present coal workings. A coal report may be found in the Information Pack. There is an isolated area of Japanese Knotweed. ECOLOGY

A walk over ecological survey is available and confirms that no protected or notable species were perceived to be on site. It does however recommend a Reptile and Water Vole Survey. Notably the south western boundary and banks of the site were perceived as unsuitable for burrowing for water voles as there is re-inforced steel piling. The northern sections do not have sheet steel piling however.
