Room Descriptions

Wardleys Reach
The site of Wardleys has a rich and colourful past, and is believed to have been used as far back as Roman Times. Before Fleetwood Port was thought about, Wardleys was an important harbour and ship building place. The area is well documented and it is known that people immigrated to America from here. It was also an important timber and tallow port. Large sandstone blocks still form the old harbour wall on the riverside of the property. The site was cleared of the old pub and car park and a blank canvas was provided to design and build a contemporary house of a new and original standard.

Design
Roy Bancroft designed Wardleys Reach with a brief from planners that the new dwelling should set a new architectural standard and be highly innovative. A house was subsequently designed that would provide a south west vista of the River Wyre towards Skipool and beyond.

Materials and Construction
The materials used to build the home were chosen for their technical, aesthetic and thermal attributes and sourced from the whole of the British Isles. All internal doors, partitions and bedroom furniture were designed and manufactured locally.

Virtually the whole project was constructed with local labour apart from the floors and roof, where teams where brought in from Northern Ireland and Wales. The insulated concrete form walls have massive strength and thermal qualities. And the Tata steel roof offered the potential for great efficiency coupled with stylish design.

The Home
The house is warmed by under floor heating that is driven by an all electric air source heat pump. This is backed up by a solar thermal system. Ventilation is provided by a whole house heat recovery system. There is also a ground mounted solar P.V. system. Apart from the usual rooms in important houses i.e. larder, laundry closet and drying room, there is an external covered drying area (very green). The house is virtually completely automated and it wakes up and goes to sleep as commanded. Electrically the house utilises up to the minute LED lighting technology controlled by a RAKO system. All the rooms benefit from having automatic roller blinds for the ultimate in privacy and security. Specialised cobble layers were employed to recreate the authentic riverside cobbled wall and the roadside wall to ensure that the maximum amount of privacy could be obtained. There is of course a monitored alarm system, automated external lighting systems, a remote controlled electric gate and comprehensive CCTV recording system.
