METHOD OF LETTING

FIXTURES & FITTINGS

PROPOSED TERMS OF TENANCY
TERM – an initial five year period.
RENT – payable half yearly in advance. Rent days to be agreed subject to the start of the Tenancy. Guide Rent is £15,000 per annum.
TENANTS IMPROVEMENTS – improvements by the Tenant will only be permitted with the prior formal consent of the Landlord.
ASSIGNMENT – there will be a bar on assignment and sub-letting unless otherwise by negotiation.
REPAIRING & INSURING LIABILITIES – the Tenant will be responsible for all such costs, there being an agreed Schedule of Condition signed at the commencement of the Lease.
The Tenant will be responsible for paying Outgoing charges.
Business Rates are currently payable.
VALUE ADDED TAX
Should any letting of the property, or any right attached to it become a chargeable supply for the purpose of VAT, such Tax shall be payable by the Tenant in addition to the Annual Rent and other Outgoing costs.
The Tenant shall be deemed to have full knowledge of all boundaries. The property boundary is edged blue on the Site Plan.
The ingoing Tenant will be expected to contribute to the Landlord’s reasonable legal costs incurred in the preparation of this Lease.
