Full description

Tenure: Freehold

The Broadford Hotel is the original home of the world famous Drambuie Liqueur after the secret formula for the elixir was passed to, developed and patented by the 19th century owner of the Broadford Hotel. The hotel, reputedly, has its origins dating from as far back as the early 17th century and therefore it can claim to be one of the oldest continuously operated hotels in Scotland. Over the years the property has been extended to provide a balance of accommodation and more recently has been extensively refurbished to create the now stylish country style hotel of appeal to the increasingly discerning 21st century traveller and visitor, whilst retaining a local appeal to its bar and catering activities.

The Broadford Hotel is located in the centre of the village of Broadford on the main A87 road leading from the Skye Bridge, at Kyle of Lochalsh/Kyleakin, to Portree - the island's "capital". The Isle of Skye is considered by many to be one of the most spectacular Scottish islands - some 50 miles in length it is the largest of the Inner Hebridean group. The island is deeply indented with sea lochs and rocky headlands forming a series of peninsulas. Skye is a beautiful and romantic treasure to the North West of Scotland and now that it is linked by the bridge to the mainland it is even more accessible and draws many tens of thousands of visitors every year.

Following its refurbishment the Broadford Hotel offers stylish and modern accommodation throughout and this country hotel has a strong emphasis on F & B services. The success of this is reflected in the business that has been established at the hotel. In addition plans are finalised for an 18 bedroom extension which provides an exciting development prospect for any new owner.

The original building of the Broadford Hotel displays the Scottish venacular with crow-stepped
gables etc plus more recent extensions. The accommodation is on three main levels as follows.

The portico main entrance leads into the Entrance Hallway and to the left is the spacious and comfortable Reception Lounge where there is the reception counter and office behind. To the right is the Spinnaker Lounge Bar and Bistro - an L shaped room taking full advantage of the views; with a comfortable lounge area (15) and dining area (28) and with central bar servery. Off the central hallway is the Monkey Puzzle Room (50), a versatile room for dining/meetings or functions with french windows opening out to a decked area overlooking the gardens. At the side of the hotel with its separate entrance is the Garrbo Public Bar - a useful and attractive facility with two seating areas, pool table area and central bar servery.

11 Letting Bedrooms to sleep 22 (6 double suites; 3 double; 2 twin). The suites all have a separate Lounge/Sitting Area. All the rooms have ensuite facilities with bath and shower and are equipped with central heating, TV, radio/alarm, tea/coffee facilities and hairdryer. 8 of the rooms are at first floor level with 3 at second floor.

Good sized commercially equipped kitchen with adjoining prep and wash up areas. Walk in chill. Staff room. Refrigerated beer cellar. Spirit store. Hotel office behind main reception. External plant/boiler room.

There is ample car parking to the front and rear of the hotel and a separate car park across the public road. Included with the hotel is an area of attractive garden area to the front. (Alongside the hotel there are a range of buildings - former staff quarters etc - which are currently unused and in derelict condition. See "Development").

Plans have been finalised and confirmed for an extension to the hotel to provide a further 18 letting bedrooms along with an additional function and leisure facility. (Copies of plans can be provided on request).
