THE SITE An exciting and valuable opportunity for builders and developers, the Coco's Nursery site is a short distance from both the station and KEVICC and within walking distance of the town centre. Several years ago the owner bought the premises from Devon County Council relocating Coco's Nursery from its previous premises by the railway station. South Hams District Council and Devon Highways gave favourable responses to a pre-planning application for eight terrace and semi-detached houses on the site, which extends to just over a quarter of an acre. A formal planning application was recommended for approval but a section 106 agreement has not been settled because Devon and Cornwall Police, over whose property Coco's Nursery has rights of way, were unhappy with the proposal for eight terrace houses.

The owner has produced an amended plan for five detached houses with garages and parking and Devon and Cornwall Police are happy for a development of five detached houses. Such a development will not require a section 106 agreement.
