The land at Berryhill, and at The Folly, is situated just above the Carse of Gowrie, facing south, with views out over the Carse and the River Tay to Fife. It is an area that is renowned for its fertile and highly productive agricultural land. Dundee lies to the east. Both blocks of land are within Angus, but lie close to the county boundary with Perthshire.
Dundee is a major city, and is an established centre of excellence in education and life sciences, and has renowned cultural facilities. There are primary schools at Liff and Longforgan, with secondary schooling in Monifieth, or privately at the High School of Dundee. Local shopping is found in Longforgan and Liff.
This is a most attractive area which combines pleasant countryside with good communication links. The A90 links Dundee to Perth. There is a railway station at Dundee, and an airport with services to London City, Belfast and Birmingham. The recreational opportunities are excellent. There is a nearby golf course at Piperdam. Fishing can be taken on the River Tay.
The area is well served by agricultural merchants and dealers and there is a successful local machinery ring. Grain and potatoes are shipped directly from Dundee and there are livestock marts at Forfar and Perth.
The land at Berryhill and The Folly lies just to the north of Longforgan and looks out over the Carse of Gowrie. Both lots comprise highly productive arable land, capable of growing a wide range of crops. The land is non LFA, south facing, and is easily accessible. Arable cropping has included wheat, winter and spring barley, oil seed rape, peas and potatoes. Average yields are reported as under:
Potatoes (King Edward) 22 tonnes/acre
Winter Wheat 4 tonnes+/acre
Spring Barley (malting) 3 tonnes+/acre
Winter Oil Seed Rape 35 cwt/acres
Typically 155 units of nitrogen per acre are used for wheat and about 100 units per acre for spring barley. The land is classified as Class 3(1) with some Class 2, by the James Hutton Institute (formerly the Macaulay Institute for Soil Research).
Lot 1 Land at Berryhill About 128.52 acres/52.01 ha
A block of land extending to some 128.52 acres and including 127.59 acres arable. It ranges in height from 70 m to 110 m (230'-360') above sea level. Access is by means of a track running from the Berryhill road, and to the west of Berryhill Steading, which lies to the north of the land.
Lot 2 Land at The Folly About 29.40 acres/11.9 ha
A single field, lying adjacent to the minor public road and extending to some 29.40 acres of arable land. It ranges in height from 50 m to 70 m (165' to 230').

The fields are registered for IACS purposes. Entitlements are excluded. Under the terms of a Land Management Option payment has been made in the past in respect of a footpath from Balruddery to Berryhill. The land lies within a Nitrate Vulnerable Zone.

An area extending to about 1.1 acres lying in front of Berryhill Farmhouse, has been rented by the seller, in previous years, on a seasonal basis.
A right of access will be granted on the track leading to Lot 1 from Berryhill road between points A & B. The access track to the south of Lot 1 running along the north side of the wood in Balruddery Den will be retained by the seller.
From Dundee on the A90 dual carriageway (heading west towards Perth), take the second turning for Longforgan and then take the turning for Flocklones and Carmichaels. After 0.7 miles, at the T junction at Carmichaels Farm, turn right. The land at The Folly will be seen on the left after 0.5 miles. For the Land at Berryhill, proceed past Flocklones, and after about 0.5 miles turn left at the T junction, signposted Fowlis, and proceed up the hill. In Fowlis turn left onto Berryhill Road and the turning into the land at Berryhill will be seen on the left after 0.6 miles, and just after passing Berryhill.
Alternatively, if coming from Dundee, take the second turning at Longforgan, proceed under the dual carriageway and turn back onto the A90 (heading for Dundee). Then take the first turning on the left (Star Inn Farm) and proceed up the hill to Fowlis, and continue as above.
If coming from the west on the A90, take the turning on the left after Longforgan, and proceed as above.
