The Fishing Rights are located approximately 2.5 kilometres off the A30. Both Lifton and Launceston provide a range of local services and accommodation.


690 metres or thereabouts of double bank and approximately a further 223 metres of single bank Fishing Rights offered for sale on the River Thrushel.

The Fishing Rights offer some exciting water and an opportunity over an attractive stretch of the River Thrushel. The Rights run upstream from Tinhay Weir which accommodates the river depth gauge for the river. The 690 metres or thereabouts of double bank fishing offer some varied water for fish and anglers. There are sections of faster water from shallow riffle over gravel to deeper channels over rock. Between such runs are stretches of slow water and plenty of pools offering the potential for some excellent fishing. There is a larger pool at the junction with the River Wolf beyond which the single bank Fishing Rights extends for a further 223 metres or thereabouts on the northern (right hand) bank. The River Thrushel changes in character slightly from this junction pool, providing narrower and shorter sections of riffle, some shallower water with deeper pools on meandering bends. Along this section, and included in the sale, is a disused fish counting station which subject to gaining the necessary
consents provides an opportunity to site a fishing hut.

The River Thrushel flows into the River Lyd on the south eastern edge of Lifton, shortly before feeding into the River Tamar system which is a well-known salmon and sea trout river in the South West. The River Thrushel benefits from the Roadford Reservoir on the River Wolf which is used as a regulating reservoir, releasing water during periods of low flow and summer droughts.

The River Thrushel is well known for its wild brown trout and summer sea trout fishing, along with some grayling and salmon.

The salmon season runs from 1st March to 14th October, trout from 15th March to 30th September and grayling 16th June to 14th March each year.

The Fishing Rights are accessed on foot from either end of the stretch of double bank fishing with parking adjacent to the public highway. Most of the length of the northern (right hand) bank is easily accessible on foot from the adjacent farmland, with some ladders and steps down in situ leading to popular fishing points. During typical weather and river conditions, the river is wadeable along most sections.

We understand that the catch records for the beat are as follows:
• 2014 - 2 sea trout, 129 brown trout, 3 grayling
• 2013 - 132 brown trout and 2 grayling
• 2012 - 48 trout and 5 grayling

We also believe that salmon have been caught, but such catches have been included in other records so are not available.

The fishing rights are subject to a lease to the Arundel Arms in Lifton which expires on 8th January 2022 when vacant possession will be given. In the meantime, the owner benefits from a right for him and an invitee to fish the river at all times during the season. There may be an opportunity to terminate the lease early by separate negotiation.

From the village of Lifton, travel east towards Bridstowe. After approximately 500 metres, turn left onto Old Tinhay road and then having passed over Tinhay Bridge, turn right immediately. Shortly having turned right next to Tinhay Cross, pedestrian access can be taken from a gateway on the right hand side across agricultural land, or continue travelling along this road for just short of 1 kilometre. There is a gate on the right hand side giving pedestrian access across the agricultural land to the junction pool with the River Wolf.
