Full description

Tenure: Freehold

This development site extends to c. 0.15ha/0.37 acres and is set within the residential area of Maynard Park in Bere Alston. Detailed planning application (ref. 2213/16/FUL) was validated on the 26/07/16 by West Devon Borough Council for the construction of four single storey properties,
each with off road parking, integral garages and gardens. The plans provide for each of the new properties to have three bedrooms - their gross internal floor areas (including garage) extend to approximately 98.2sqm (1057sqft) for Units 1 & 4, and 93.1sqm (1002sqft) for Units 2 & 3.

The site fronts an existing roadway (Maynard Park) on the south side where vehicular access to the properties will be provided and has natural hedge boundaries to the north and west. A timber fence on forms the boundary to the east.

The village of Bere Alston is situated in an 'Area of Outstanding Natural Beauty' approximately 6 miles from Tavistock and 12 miles from Plymouth. The village benefits from a primary school, post office, doctors surgery, public house, church and small supermarket. Leisure pursuits are readily available in the surrounding area including riding, walking and canoeing on Dartmoor, sailing from Plymouth Sound or the South Hams and surfing on the north and south coasts. The nearby market town of Tavistock offers many facilities and individual shops as well as health centres, a hospital, leisure centre with swimming pool, arts centre with theatre and cinema and excellent schools. Bere Alston is situated on the Tamar Valley railway line with direct access to Plymouth main line station, making the trip to London Paddington in around three hours. From Plymouth there are cross channel ferries to France and Spain. There is also a regular bus service from Bere Alston to Plymouth.

West Devon Borough Council granted detailed planning permission (Ref.00297/2013) for the erection of four detached single storey dwellings on land adjacent to 45 Maynard Park, Bere Alston on the 25th July 2013. This permission has subsequently expired and therefore a new application has been submitted under planning ref. 2213/16/FUL again for the "Construction of No.4 detached single storey dwellings". Determination of this application is expected in late September 2016. A copy of the planning documentation is available to download from our website or alternatively can be emailed upon request.

The freehold site is being offered for sale by private treaty site (subject to approval of planning application ref. 2213/16/FUL) with offers invited in the region of 300,000.

We are informed by the vendors that a SWW main drain currently crosses part of the site and will require diversion in order for the development to undertaken. As such the vendors have obtained a quotation for the required works which is available upon request from the Agents. The vendor advises that mains water, electricity, B.T. and gas connections are all available within close proximity of the site. Interested parties are advised however to make and rely upon their own enquiries of the relevant services providers.
