The plot has an attractive rural, yet accessible, location approximately 2 miles to the southeast of Lauder.

Lauder is a popular small Borders town which lies in the upper valley of the Leader Water and benefits from a good range of amenities including a modern and well regarded primary school, church, shops, petrol station and modern health centre. Secondary schooling is at the popular Earlston High School and St Leonards is on the school bus route. Another school option is St Mary's Preparatory School in Melrose.

The countryside around Lauder is noted for its scenic beauty and the town is within generally acceptable commuting distance of Edinburgh via the A68. The re-opening of the Waverley Rail Link between the Scottish Borders and Edinburgh has been beneficial to the area.

DIRECTIONS
Travelling south through Lauder on the A68 leave the town and take the second left turn signed "Boon". After leaving the A68 turn immediately right, parallel to the A68, in to St Leonards and the plot lies on your right approximately 400m from the turning.

An attractive, fairly level site which is mainly under grass and extends to approximately one acre (0.42 hectares).

Mains water and electricity supplies lie close to the edge of the plot and a private drainage system will be required.


PLANNING
The plot does not currently have planning consent. A more recent planning application (Ref: 14/01106/FUL) was ready to be granted but was never finalised and lapsed in 2016. Planning permission was granted in December 2011. REf: 11/00593/PPP - now lapsed.
