The property is located on Victoria Avenue, a residential area close to the junction with the A532 West Street and approximately one mile to the north west of Crewe Town Centre. The A500 trunk road skirts the south of Crewe and links approximately five miles to the east with Junction 16 of the M6 motorway. The Webb House site comprises a range of buildings including the original Webb House property, a single storey training centre to the rear, West Cottage which was originally the matron's house and the South Lodge which was previously utilised as bedrooms for the nursing staff.

Webb House is Grade II Listed and is constructed over two storeys with Accrington red brick elevations, extensive stone dressings and a pitched slate roof. Windows throughout are the original wooden framed single glazed sash units. Guttering is cast iron.

Webb House is configured in a T shape, with administration and reception areas to the front, dining and recreational areas to the rear, the east and west wings are also over two storeys utilised leading off the central corridors and previously for accommodation.

The former training centre, located to the rear left of the site was constructed in the 1990's as a training centre for railway signal-men but which could now be utilised as an educational or training facility or other associated uses.

West Cottage was constructed at a similar time to Webb House and was originally utilised as a matron's house and later as an accommodation block for British Rail and latterly as doctor's offices for the NHS.

South Lodge is located to the left hand side of the main vehicle entrance point and has most recently utilised as bedrooms for the nursing staff whilst under NHS occupation.

The main vehicle entrance point provides access down a tree lined driveway to parking areas in front of Webb House along with a designated car park to the right hand elevation. An additional entrance and a further car park is located to the front of the training centre and adjacent to West Cottage.

The application, which has since expired, allowed for the upgrading of the existing accommodation in addition to a modest extension to the South Lodge. The consent also allowed for the existing two storey toilet block areas to the rear of the main building to be demolished and replaced with modern extensions. The new facilities could house up to 36 residents.

The smoke/ fire detectors and emergency lighting are regularly tested and we understand that they meet statutory requirements, although this cannot be warranted and purchasers should make their own enquiries.
