Location - The White Lion Public House is located in the heart of Stockport Town Centre in the Old Town being part of the Market Underbanks Conservation Area and within close proximity of Merseyway being the principal retail facilities in the town. Description - The White Lion occupies a site area of approximate 0.06 hectares (0.15 acres) with the former public house fronting on to the intersection between Great Underbank and Lower Hillgate. The building is a Grade II listed building which is in a poor state of repair. It is proposed to retain the commercial use on the ground floor but to convert the upper floors to residential apartments. The upper floors comprise approximately 8,616 sq ft of accommodation spread over three floors with access both from the front and to the rear.

Planning Guidance/Development Perimeters - The Upper Floors of The White Lion Public House already benefits from planning permission to create 14 flats under Planning Permission No. DC/051908 dated April 2013. The local authority welcomes proposals for high quality
residential apartments to the upper floors. It is considered that 14 apartments may be a too dense development and
developers should consider a lower number. To facilitate development, Stockport Council will undertake work to the
upper floors to bring the accommodation into a shell condition. The specification of these works can be agreed with the purchasers. The intention is to also seek a restaurant operator for the ground floor accommodation.
