Rarely indeed do individual building plots of this quality appear on the market, the subject plot being situated in one of North Staffs most prestigious locations, close to the highly regarded Village of Baldwins Gate (0.7 miles approx. distant) and yet set amidst a mature treed and verdant landscape. Newcastle Town Centre lies only some 7 miles approx. north west, with the other neighbouring South Potteries towns being similarly close by. DIRECTIONS
Travelling from the M6 Motorway, leave the Motorway at Junction 15. At the roundabout turn right onto Newcastle Road (A519). Continue for 200 metres (approx.) to the traffic lights and turn right into Whitmore Road (B5038) signposted Whitmore. Continue for 1.9 miles (approx.) and at the roundabout turn left, continuing on Whitmore Road (now the A53). Continue for a further 1.7 miles (approx.) and take the right turning into Common Lane, following it round to the left for a further 150 yards (approx) Continue into Snape Hall Road for approximately one third of a mile and turn right into Birch Tree Lane. Plot 37 is located just on the left after passing the existing properties of Misty Heights and just before Craggan.

THE SITE AND PLANNING DETAILS
The plot extends to an area of 0.8 acres (approx.).
Outline Planning Permission was originally granted for the plot as part of a larger development approved in December 1956 (Application No NNR 1378) and recently confirmed by a Certificate of Lawful Development (Application No 12/00180/PLD). Most of the plots originally included in this 1956 Application were developed in the late 1950s and 1960s, but the subject plot was one of only a handful of plots retained within the ownership of the Whitmore Estate. The Estate has now made the decision to sell the plot.

Pursuant to the above Outline Planning Permission, Reserved Matters Approval (i.e. detailed approval) for a stunning, split level residence of contemporary design was obtained in 26 June 2015, under Application No. 15/00281/FUL, dated September 2014. It should be noted, however, that alternative designs (traditional or otherwise) may also be acceptable to the Local Planning Authority provided they accord with the principal scale, massing and design issues envisaged under the original Outline Planning Permission. The RMA proposal which has been approved simply demonstrates one acceptable approach for the future development of the plot.

The removal of a number of existing trees has been approved with Newcastle BC's Tree and Planning Officers in order to create a suitable development window for the envisaged new property to be erected.
The approved property under Application No 15/00281/FUL reflects a spacious 4 bedroomed dwelling, generally split level in design over three levels and approximately 2 storeys in height. Whilst the formal living accommodation described reflects some 354 sq m (3,815 sq ft) approx. in total internal floor area, this excludes the generous sized double garage and additional basement/storage rooms suitable for adaptation to gym, cinema room, hobby room etc.
