DESCRIPTION: Originally two cottages and believed to date back to the 1800's Lidgett Green is a delightful semi-detached period cottage situated in the picturesque village of Roadwater which sits at the foot of the Brendon Hills within the Exmoor National Park. The cottage is in a convenient position close to the local amenities and wonderful country walks including along the Mineral Line and the Coleridge Way. The property is presented in excellent decorative order throughout with exposed ceiling timbers, LPG gas central heating and uPVC double glazing; Agents Note: although the property has double glazing throughout the front door is a wooden stable door. The deceptively spacious accommodation is set over two floors and comprises in brief; kitchen/breakfast room with wall and base units, built in fan oven and hob, space for a fridge freezer, space and plumbing for a washing machine, space for an Aga or Rayburn, and tiled flooring. A doorway leads into the open plan living room/dining room with stairs rising to the first floor which separates the two rooms. To the first floor there are three very good sized bedrooms and a family bathroom. Outside of the kitchen door there is a decked courtyard area. Directly to the side of the property is an area of gravel which is shared with the neighbouring properties, a section of which has been used for parking by the current and previous owners for over 40 years. To the front of the property is a small strip of garden currently covered with gravel. A mast on a hill above Roadwater is used for mobile phone signals by various UK networks and Superfast Broadband is currently being brought to the village.

DIRECTIONS: From our office in Swain Street proceed up to the railway bridge and turn right onto Brendon Road, follow this road out of Watchet until you reach Washford Cross crossroads (Tropiquaria) turn right onto the A39 and upon entering the village of Washford, the road bears sharp left, take the second turning on the left signposted Roadwater, continue along this road for approximately mile and upon reaching the White Horse (public house) turn right and continue along this road until you reach Roadwater, continue through the village passing 'Singer Instruments' on your right hand side. The cottage will then be found after a short distance on the right hand side and indicated by our 'For Sale' board.

LOCATION: The village of Roadwater lies at the foot of the Brendon Hills within Exmoor National Park. Roadwater has a Post Office/Store, filling station, The Valliant Soldier inn and village hall which is well used for numerous activities and clubs, plus a children's play area. The coastline and the West Somerset Steam Railway are notable attractions of the area. More extensive facilities are available at the popular coastal resort of Minehead, which is some 8 miles. Taunton, the county town of Somerset is approximately 18 miles and offers extensive shopping scholastic, cultural and sporting facilities. The property is well situated for national communications with access to the M5 motorway (J25) at Taunton which also has a mainline railway station (London - Paddington can be reached in under 2 hours). The beautiful countryside of Exmoor National Park and The Quantock Hills is within a short driving distance, an area of outstanding natural beauty with wooded combes and river valleys, open moorland, pretty villages and a dramatic coastline, the area offers unrivalled walking.
