THE PROPERTY For the serious sailor or simply those with a love of the water....

The design of the four waterside houses embraces the aspirations of 21st Century modern living, blending design excellence and practicality whilst maximising the relationship between the water and the principle rooms. These exciting houses present a 'wall of glass' to the water from both the reception room and large master bedroom.

The imaginative layouts are practical and appealing comprising three bedrooms (two en suite), the first floor master bedroom with separate, private terrace. Reception room with access to the spacious, waterside balcony and with outstanding views of the river, utility and main bathroom.

All house will have parking for two cars.

Ideal for retirement, permanent occupation or part time Cornish get away. The water access is there for those that want it and can be ignored by those that simply want to take in the view and all the town and surroundings have to offer.

THE LOCATION Falmouth is Cornwall's premier south coast location, steeped in maritime history and renowned for its sandy beaches, spectacular coastline and scenery.

The area is an all year round resort and boasts some of Europe's most regarded sailing waters. The historical town presents a fascinating mix of charming individual boutiques, shops and well known high street names. Falmouth has a reputation for its fresh sea food and an abundance of cafes and restaurants provide a selection of worldwide cuisine and traditional local food.

The town is renowned as the start and finish of many transatlantic races and as one of the world's greatest water sport centres. The waterways around the town provide a gateway to an acclaimed network of sheltered estuaries and hidden coves. North Parade follows Penryn river revealing delightful views to Trevissome, Flushing and the Roseland before winding to the waters of The Carrick Roads. Falmouth's very 'raison d'etre' is as a consequence of its location and outstanding natural features including the third deepest natural harbour in the world.

It is therefore surprising that a town so steeped in all things maritime has such little access to the water. North Parade and its approaches provide the only domestic water frontage access in the town and the principle marina facility

THE SLIPWAY AN OWNERS VIEW... "I am looking at the amazing view as I write. It is framed by a fabulous double rainbow arching from Penryn, right over to its resting place on the river bank opposite. In the foreground, a jumble of sunlit boats and masts. Two minutes later and the wind and rain have arrived and I can barely see the fields where the 'pot of gold' should be. This ever changing view is what I love most about living at The Slipway. The light, the clouds, the colours, the activity on the water all change from minute to minute and never cease to take my breath away. It is a great joy and very calming to just sit and watch it all evolve. In the summer the sunsets over the water have to be seen to be believed.

This is my home, my retreat. It is a beautiful, private space which I really enjoy. The generous open plan living space is light and airy and fronts onto the river. The view through the wide window is the dominant feature, enjoyed even more when the doors are open onto the balcony. My full length corner windows look out onto the marina and up river to Penryn.

The clean, understated, elegant design of the building, both outside and in are very appealing to me. Simple, stylish and no fuss. Clean lines, white walls with oak floors and modern, functional kitchens and bathrooms. All in all, very comfortable and efficient. A private garage below is a real bonus.

The Slipway definitely has that all important ingredient, location. A fifteen minute walk along a wide raised pavement, following the river into town, beautiful views to the left over the water to Flushing, opening up into the full vista of Falmouth harbour and across the Carrick Roads to St. Mawes. To the right, the stunning, historic stuccoed town houses with their sub-tropical front gardens.

Heather and Lay are very attentive agents. They have charmingly and efficiently supported me before, during and since the purchase of my property"
