The Property
This three bedroom single storey cottage is perfectly positioned on the edge of the Commons Parkland within a short walk of the centre of Pembroke town, the local school and the bus stops. It's size, presentation and location ensure that it has equal appeal as a family, a retirement or a holiday home. The original front hides a deceptively spacious layout benefiting from gas fired central heating, uPVC double glazing throughout and a sizable, private rear garden complete with brick built garden shed.

Entrance Porch
An oak effect part glazed uPVC front door gives access to the Entrance/Storm Porch. A full glazed timber door with fan light above leads to the main hallway.

The Hallway is the spine of the property leading to all of the rooms with the master bedroom and lounge to the front, kitchen/diner, two more bedrooms and a family bathroom towards the rear. Two large Storage cupboards are also accessed from the hallway. The current owners have had a professionally installed air handling unit fitted linking into the hallway to manage the airflow around the whole stone based cottage.

Kitchen / Diner
12'3 X 10'3
The first door on the right off the Hallway leads into the open plan Kitchen/Diner. The kitchen is furnished with modern wall and base units topped by a granite effect worktop. There is a stainless steel sink and built-in appliances include a gas hob and oven and extractor hood. There is plumbing for a dish washer, a washing machine and space for a drier. The floor is tiled in hard wearing ceramic floor tiles and there is plenty of room for a family dining table. A uPVC window floods the room with natural light and a uPVC part glazed door leads to the rear garden. The lounge leads into the original cottage through an opened up wall creating a through living area which is light and spacious.

13'4 X 10'3
The Lounge has an attractive fireplace with timber surround and inset electric fire. A large uPVC window faces West and the floor is laid with oak effect wooden flooring. Large built-in shelving covers most of one wall to offer a flexible storage area. The ceiling line is softened with coving.

Master Bedroom
13'4 X 12'1
The Master Bedroom is a large double bedroom accessed by the first door to the left off the hallway. It also has a large West facing uPVC window and ceiling coving.

Bedroom Two
12'1 X 8'6
Bedroom Two is an L-shaped good sized room with an East facing window looking out onto the rear garden. It can be used as a single or double room.

Bedroom Three
11'10 X 8'7
Bedroom Three can also be used as a dining room, study or sunroom if the new owners only need two bedrooms or it has previously been used as a double guest room. Fully glazed uPVC doors open onto the rear patio to give access to the garden.

Family Bathroom
8'7 X 6'
The Family Bathroom has a full sized bath, a separate shower cubicle, a vanity unit with inset wash hand basin and back to wall WC Pan & concealed cistern. The shower area is tiled floor to ceiling and the rest of the bathroom to the height of the tiled Dado rail with attractive patterned ceramic wall tiles. A large obscured glazed uPVC window fills the room with natural light.

Rear Garden
The Patio links the back door from the kitchen to the french doors from Bedroom three. Steps from the patio lead to the Rear Garden which is set at a slightly raised level and is large enough to accommodate a lawn, a play area and a substantial brick-built garden shed. A path along one side of the garden lead to the garden shed which is surrounded by a concrete slab for working space and benefits from electric sockets and lighting.

Seller’s Comments
We will be sad to leave this house which we are only selling due to our expanding family needing more room. The location on the edge of the parkland, 5 minutes from the main street of Pembroke and a five minute walk to the local school will be very hard to beat. We can see Pembroke Castle from our front door and hear the birds singing in the trees on the Parkland.
