A charming country house & cottages forming a 5* holiday rental business

Location

Part of the charm of the property and one of the reasons for the
success of the business is the delightful location. The house is in a commanding, elevated position, approached via a private drive from the lane with far reaching south-westerly views across the Llafar Valley to the hills beyond. It is set in glorious unspoilt countryside within the Snowdonia National Park, with access to the many and varied leisure activities in the area, including walking and sailing on nearby Lake Bala and offers easy access to the North Wales coast.

The nearest town is Bala, which has a rich history with a cumulus
marking the site of a Roman camp, lies on the shores of Lake Bala, the largest natural Lake in Wales. It is a picturesque market town which was well known for the manufacture of flannel, stockings, gloves and hosiery.

The North East Wales commercial centre of Wrexham is 33 miles away and Chester and Shrewsbury are 45 miles and 49 miles away respectively.

Description

Cyffdy originally formed part of a substantial agricultural estate which included much of the surrounding countryside. It is a house of considerable stature which is believed to date from the late 16th Century with later editions. It is described in the Grade II listing as "a sub-medieval storeyed gentry house retaining good original external character and interior features including a fine late C17 stair."

Clearly an important local property it was once the home of the celebrated harpist, Nansi Richards, official harpist to Charles, Prince of Wales.

The current owners have established a holiday rental business in three detached cottages and an flat within the main house and have maintained a 5* rating from the Wales Tourist Board for over 20 years. It is a thriving business with a high level of repeat business and is also rated 5* on Trip Advisor. Whilst the owners have sought to reduce the intensity of the business as they approach retirement they have continued to invest in the property and take considerable pride in the high quality, up to date facilities provided.

It provides an excellent opportunity for those seeking a lovely country home with an established business with potential for future growth. In this regard a further traditional barn on the site has planning consent for conversation to another cottage.

The property
Cyffdy is a handsome house with slate stone elevations beneath a slate roof. An oak front door opens into a front hall with a sitting room beyond with an Adam style fireplace and an oak floor. The kitchen has windows to the front side and rear elevations providing good natural light and views over the countryside. It has a good range of fitted kitchen units, various fitted appliances, a Rayburn cooker which supplements the central heating and a breakfast area. At the opposite end of the ground floor is a is a large more formal reception room, currently divided into sitting and dining areas. It is a room with considerable character with an inglenook fireplace and exposed beams. A study, utility room, WC and workshop complete the ground floor accommodation.

An impressive staircase leads to the first floor where there are two bedrooms and a bathroom. On the second floor are three further bedrooms.

The holiday accommodation comprises the following:

The land forms a useful single block of well fenced grassland suitable for the grazing of horses or other livestock.
