PLANNING

The site has the benefit of an outline planning consent, derived from the initial outline application (08/00910/OUTMAJ) for Group 1, a later addition to the original extent of Buckshaw Village. The consent has subsequently been amended to form the current outline approval 14/00927/OUTMAJ.

The land has been designated for commercial and employment uses since the grant of the original outline consent. As part of that approval, a Design Code was submitted and this provides general guidance as to the preferred development approach.

The land is considered suitable for a variety of employment generating uses, with an expectation of a good quality scheme that fronts onto Brookwood Way/Central Avenue.

SERVICES AND ACCESS

Surface water and foul drainage connections, along with electricity supplies, are available to the boundary of the property. A mains water connection is available to the south of adjoining road.

The restriction will be enforced by way of a restrictive covenant preventing uses other than B1, B2 and B8/any planning approval. Any future release of the covenant will be the subject of negotiation between the Buyer and the Seller.


SALES PROCEDURE AND CONDITIONS

4) Following exchange, the preferred purchaser will be granted a 5 month period to obtain any necessary planning approvals, prior to completion occurring no later than end of October 2016.
