Plas Tan y Graig is a splendid example of a 4 storey Detached Victorian Residence which has been expertly refurbished and modernised over recent years. This fine home occupies a prominent position in the heart of Beddgelert, a picturesque village, overlooking Moel Hebog and the famous Aberglasyln Gorge in the heart of the Snowdonia National Park. The business benefits from an up to date central heating, a fully installed modern fire alarm system, superfast Broadband and a 5* food hygiene rating. Each guest room also includes Freeview TV and radio.
Of course, Plas Tan y Graig offers so many possibilities .
It could be a lovely family home, a residence with guest rooms, or a restaurant; Plas Tan y Graig would also lend itself to a "whole house" let for large groups (all subject to planning permission). This part of the world (Snowdonia and outlying districts) is a magnet for visitors with a host of attractions to enjoy such as 2 zip wire rides, an underground trampoline park, a surf park (opened in summer 2015), numerous sporting events and mountain bike courses. Snowdon itself attracts some 500,000 walkers a year and there has been an increase in rural weddings in the foothills of Snowdon. Film crews often frequent the area to take advantage of the exceptional landscape (including the filming in Nant Gwynant of the new King Arthur film). This of course means only one thing - ever more people looking for accommodation, so why not take up the challenge and seize this exciting opportunity!
'Serviced accommodation' and the number of available rooms has been significantly reduced in Beddgelert of late, thus this residence provides an excellent business opportunity.
The owners of Plas Tan y Graig have now reluctantly retired due to ill health. This successful guest house which enjoyed many visitors who returned year-on-year, has the potential to increase revenue by providing additional services, and is an excellent business investment.
The business has enjoyed entries in several prestigious holiday guides including 'Lonely Planet'. The accommodation can sleep up to 18 guests within 7 guest bedrooms, all complete with modern facilities. Included are 3 family rooms, which have proved very popular. In the summer months, guests appreciated having breakfast on the sizeable patio overlooking the river and hills, whilst taking in the glorious views and generally watching the world go by, or on New Year's Eve watching the magnificent local firework display, which takes place in full view of the house.
The property also has self-contained owner's accommodation, comprising a spacious south facing lounge with high ceiling, original features, a log burner and a large bay window which overlooks the river, dining room/office, bedroom, separate bathroom and utility room. The property has 2 large basements both with electricity and lighting, one of which is plumbed for an additional washing machine and tumble drier. The basement areas are ideal for visiting guests who may wish to store outdoor equipment such as cycles or kayaks - providing security and peace of mind. Beyond the patio is a mature terraced garden which has been skilfully incorporated into the rocky outcrop at the rear, together with a greenhouse and shed.
LOCATION Beddgelert is nestled right in the heart of Snowdonia and is a honey pot for tourists and visitors. The village gets its name according to legend, from the resting place of Gelert, the faithful hound of Llywellyn the Great. Beddgelert has a convenience store and post office, local restaurants, pubs, craft shops, an outdoor equipment warehouse and a primary school. A wide range of amenities and a secondary school is located in nearby Porthmadog, along with a large leisure centre and marina. The royal town and administrative centre of Caernarfon is approximately 16 miles away. The Welsh Highland Railway stops in the village bringing many visitors to Beddgelert, on its travels from Caernarfon to Porthmadog, where at either end you can enjoy the fabulous coastline and sandy beaches. This is without doubt a magnificent corner of Wales.
