This is partly due to the clarification of planning policies in North Somerset since that time but also because of the reduced traffic movements to the site that would result from a residential use rather than commercial (non agricultural) use.

Usefully, this site is not in the Green Belt, though the land immediately to the south of this property on the opposite side of Brockley Way is in the designated Green Belt which further protects the outlook from Brockley Elm. The site stands within the Forest of Avon designation and within the Protected Species and their Habitats area of designation but any new construction should not require any tree felling or hedge row removal.
