A spacious and imaginative barn conversion in sought after location

Location

Burgh-Next-Aylsham is a delightful rural conservation village lying 2 miles from the centre of the pretty market town of Aylsham which affords schools, a good range of amenities and a regular farmers market. Within the village there is the pretty part-thatched church and around it are many delightful walks along the valley of the River Bure with far reaching views across the surrounding extensive meadowland.

The picturesque Georgian town of Holt is about 15 miles and has excellent shopping facilities as well as being renowned as the home of Gresham's Public School for boys and girls. Beeston Hall Preparatory School is further along the coast at Sheringham. The coast at Cromer is approximately 11 miles away.

Norwich, the cathedral city and regional centre of East Anglia, is 12 miles to the south and has an extensive range of amenities as well as cultural and sporting activities. The area offers an excellent selection of state and private schools at junior and senior level as well as the University of East Anglia on the outskirts of the city. There is a mainline rail service from Norwich to London Liverpool Street with an approximate journey time of about 1 hour 50 minutes. Norwich airport, situated to the north of the city, is about 10 miles away with an expanding range of domestic and European destinations together with most international flights connected via Schiphol.

Description

The Carriage House is one of four period barn conversions known as Manor Farm Barns, which were originally converted in 2001 to 2003. The conversions were carried out to a high standard by Manor Farm Conservations Limited. The barn is Grade II listed and is believed to date from circa 1856 when it was built as part of a model farm. A high quality professionally designed and sensitive conversion to residential occupation was carried out in 2001. The property is mainly of solid brick construction under a slate roof and features a delightful south facing courtyard garden as well as well stocked lawned gardens to the west.

Great care was given to the original conversion with a high emphasis on quality, design and construction which is reflected in the polished hard wood flooring and locally made windows and doors. The rooms are large, bright and well proportioned with many of the rooms facing south over the delightful courtyard garden with the main reception room and kitchen with French windows facing west onto a terrace and a lawned garden beyond. There is a large "farmhouse" style kitchen with hand built units and a two oven Aga.

The current owner acquired the property soon after it was originally converted in 2002. In addition to the main living accommodation, there is a separate home office with a business based broadband connection and two office phone lines. The office has space for five desks and has a meeting area.
