Full description

Tenure: Feudal

The property comprises a traditional detached single
storey plus attic, former "cottage" style dwelling
house which appears to have been constructed prior
to the 1900s and subsequently converted for use
as a doctors' practice. The property has also been
extended to both the side and rear to form additional
surgery space. We understand these extensions we
carried out and completed in 1988.
The main building is of traditional sandstone
construction, surmounted by a pitched roof design,
incorporating dormer projections and being overlaid
in concrete tiles.
The two storey extension located to the rear of the
property is of cavity brick construction, surmounted
by a pitched roof overlaid in interlocking concrete
tiles. The single storey side extension, located of the
northern gable of the original property, appears also
to be of cavity brick construction, with front portion
which connect with the original building having been
rendered with a pebbledash finish and surmounted by
a pitched roof overlaid in interlocking concrete tiles.
To the front of the main building, a surfaced car parking
area accommodates up to approximately 4 cars. To
the rear of the property is a small landscaped garden
area.
Access to the property is afforded via the front of
the original building by way of a recessed aluminium
framed and glazed entrance doorway, whilst a contrete
ramp has been created to provide disabled access to
the building via a side entrance to the rear extension
from the southern gable. Fire escape access/egress is
also provided to the side of the rear extension.
Internally, the property within the main building is
of traditional cellular layout with the ground floor
providing a patient waiting area, reception and two
consulting rooms with a staircase leading to the upper/
attic floor which interconnects the original building
with the rear extension. The original section provides
a central patient waiting area off which there are two
consulting rooms and two private offices. The rear
section provides a patient waiting area, off which there
are two consulting rooms and a toilet compartment.
To the rear of the ground floor the main building links
into the extended two storey rear extension which
thereafter provides two additional consulting rooms,
office, storage and kitchen accommodation, along
with male and female/disabled patient WC facilities.
