Magnificent 6/7 bedroom house set within its own private grounds with beautiful coastal and countryside views.

Treworgan is magnificently situated in an Area of Outstanding Natural Beauty overlooking Rosemullion Headland on the stunning stretch of coastline framing Falmouth Bay between Helford River and Falmouth harbour.

Large areas of the farmland and coastline surrounding the property are in the ownership of the National Trust, including Nansidwell Beach separated from the gardens only by the coastal footpath.

The Helford estuary was immortalised by Daphne Du Maurier in her novel Frenchman's Creek, named after a wooded creek of the same name, but is probably more renowned today for its beautiful sailing waters and is considered to be among the very best in the country along with the Fal estuary. Indeed there is an excellent array of yachting facilities including deep water moorings on the Helford, yacht marinas in Falmouth and a number of yacht and sailing clubs.

For the sports enthusiast there are several golf courses within the area, the nearest being at Budock Vean which is just two miles away. In addition to sea fishing and trout fishing other water sports including wind surfing and water skiing are available at nearby Helford Passage. The immediate surroundings to Treworgan provide some breathtaking coastal, country and creekside walks.

The nearby village of Mawnan Smith offers a range of shops, post office and public house which provide facilities to cater for most day to day needs. The historic port and university town of Falmouth is just four miles distant, whilst the cathedral city of Truro offers a mainline railway link to London Paddington. Cornwall Airport (Newquay) offers daily flights to London, Manchester and the Isles of Scilly along with seasonal European destinations.

Treworgan was built in the latter part of the 19th century with local stone from a nearby quarry. Its imposing façade comprises mellow stone elevations complemented by dressed granite quoins and a castellated tower.

Whilst the imposing architecture more than does justice to the magnificent position and views, so the impeccable high-end interior finish does justice to the building and its façade.

All the principal reception rooms and bedrooms command wonderful views in a south-easterly direction across the gardens and mature trees towards the sea and Rosemullion Head. In addition to the stunning panorama and beautiful grounds, the accommodation abounds with bespoke detail at every turn, the bathrooms and kitchen being especially worthy of note.

Treworgan is set privately at the end of a long, gated drive, centrally in its plot, which stretches from the coast right up to the road that connects Maenporth Cove with Mawnan and the Helford River. Halfway down the drive, there is a brick-built former coach house with much potential for a variety of uses, subject to the necessary consent(s). The gardens are mature and well planted with lawns interspersed with magnificent trees, with a strip of woodland providing much privacy to the north.

In front of the house, a large stone terrace has steps down to the former croquet lawn while the remaining gardens descend towards the sea, where there is a gate directly out on to the coastal foot path and rocky beach below.

Square Footage: 7,283 sq ft
Acreage: 9.2 Acres

From Truro follow the A39 signposted to Falmouth. On approaching Falmouth go straight across a double roundabout signposted towards Helston. After about ¾ mile at the second double roundabout take a third exit and proceed into the village of Mabe following signs to Mawnan Smith. In the village fork left by the Red Lion Inn and follow the road out of the village towards Maenporth. The gated entrance to Treworgan can be seen on the right hand side about 250 yards after the entrance to Old Church Road.
