Sudbury is an historic town containing a wealth of period houses and cottages at its centre. The birthplace of Thomas Gainsborough, the town is steeped in history. The town provides an excellent range of shops, schools and recreational facilities including clubs for rugby, football, cricket, tennis, bowls and rowing. There is a small quayside theatre and modern swimming pool/leisure complex. The town's train station provides a link to the London to Colchester line with fast services on to Liverpool Street. Priory Road is off the Melford Road which leads north from the town centre and has some of the town's finest properties. Meadow View is directly opposite Sudbury's water meadows, providing spectacular westerly views and sunsets. It is an easy level walk into the town centre with other lovely walks across the meadows.
The house was designed and constructed in 2009 by the highly regarded and award winning Long Melford firm of Maple Build and Design, and provides in all around 3,000 square feet. It was commissioned by the present owner and the rooms have been designed to take maximum advantage of the westerly views at the front across the meadows, and tremendous natural light. As well as a formal sitting room there is a large garden room and an exceptionally well fitted and appointed kitchen and dining room. The bedrooms are all on the first floor, the master having a walk-in wardrobe room, en suite bathroom and large covered balcony overlooking the meadows. The house was always designed to use the second floor and the staircase is already in situ with the roof joists trimmed off and the floors in place, to create a cinema or games room or perhaps a guest/granny flat, or remain as very useful storage.
There is a side vehicular access through an impressive gateway from Priory Road to a large private parking area and the double integral garage with insulated electric door. The main gardens are beautifully landscaped and are on the meadows side of the property with spectacular full width terrace, various seating areas and main lawn. There is an advanced underfloor heating system with solar water heating as well. The house is wired for technology with hard wired internet connections to all the main rooms, Sky wired throughout and TV plus FM radio points in all the key rooms. Surround sound system wired through downstairs. The garden room has automatic electrically opening Velux windows. The house is presented almost as new throughout.
