The development site is located in Harthill, North Lanarkshire, a commuter settlement of around 3,500 residents comprising of mainly residential accommodation surrounded by open countryside. Whitburn lies around 4.1km (2.5 miles) to the east of Harthill while Shotts is around 5.3km (3.3 miles) to the south-west and Bathgate is situated around 8.2km (5.1 miles) to the north-east. Edinburgh (approx. 36km / 23 miles) and Glasgow (approx. 32km / 20 miles) are both commutable.
There are a number of retailers within Harthill, including a post office, bank and convenience store. Alexander Pedan Primary School is located within Harthill while a number of secondary schools including Calderhead High School, Shotts; Armadale Academy, Armadale; and St Kentigerns RC High School, Bathgate provide secondary education. The nearest train station is around 3km (2 miles) north of Harthill at Blackridge and provides regular rail services to Glasgow (approx. 40 mins) and Edinburgh (approx. 35 min).

DESCRIPTION
The subjects consist of a 11.5 ha / 28.3 acre site, or thereabouts, in two adjacent land parcels in an attractive semi-rural location on the south side of Harthill. The western part of the site is around 4.9 ha / 12.1 acres while the eastern part of the site is around 6.6 ha / 16.2 acres.
