Location and Background
The former school is located in Eyemouth, Scottish Borders, a
historic fishing town, on the south-east coast of Scotland, with a
population of around 3,500. Whilst the settlement benefits from
a scenic rural / coastal location, modern transport links provide
access to a number of employment, retail and leisure centres
with Berwick-upon-Tweed (approx. 9 miles), Edinburgh (approx.
40 miles), Newcastle (approx. 70 miles) and much of the
Scottish Borders within a commutable distance.
The A1 can be joined around two miles to the south of Eyemouth
and allows direct car access to Edinburgh and the South. The
railway station at Berwick-upon-Tweed runs a regular highspeed
service to Edinburgh and Newcastle taking around 50
minutes to each destination.
Eyemouth offers a good selection of local services, including a
range of retail and leisure facilities plus medical and
educational (primary and secondary) provision. The new
Eyemouth High School building was opened in March 2009. The
vibrant harbour area located at the mouth of the River Eye has
benefitted from investment in recent years and supports both
commercial (fishing / shipyard) and leisure activity.
The former school site is situated on Coldingham Road, close to
the centre of Eyemouth. The adjacent premises to the north of
the site will remain as a primary school and community facilities
with playing field provision. The surplus buildings and
associated grounds to the west of the site are offered for sale.
Scottish Borders Council therefore seek competitive bids for the
land noted - subject to the demolition of the existing buildings.

Description
The subject site for sale is located to the south of Eyemouth and
extends to an approximate area of 4.6ha. The land makes up
part of the wider 7ha former Eyemouth High School site which
Scottish Borders Council is looking to redevelop with
maintained educational and community uses. It is envisioned
that the sale subjects will provide for new development on the
western side of the wider landholding with associated
demolition of the former high school premises in the north-west
of the site. The remaining eastern element of the site is to be
retained as a primary school utilising the existing primary school
buildings and associated playing fields.
The land is an attractive gap-site for future development within
the existing layout of the settlement. This location provides for
an established setting for housing with associated amenity and
access benefits. The former Eyemouth High School premises
are positioned to the north of the site with access obtained from
Coldingham Road within close proximity to the town centre and
associated amenities. Residential uses predominate along this
northern boundary and also along the eastern boundary of the
wider site. The A11071 passes to the south of the tree-lined
southern boundary to which residential uses exist further to the
south. To the west of the site are employment uses and a
cemetery.
The site rises gently from Coldingham Road with the highest
point to the south of the cemetery. While educational buildings
are located to the north the site opens up into school playing
fields to the south.
