The former school is located in Earlston, a historic market town in
Berwickshire, Scottish Borders in the south-east of Scotland, with a
population of around 1,700. Whilst the settlement benefits from a scenic
rural location, modern transport links provide access to a number of
employment, retail and leisure centres with Melrose (approx. 4 miles),
Galashiels (approx. 6 miles), Selkirk (approx. 9 miles), Peebles (approx.
20 miles) and Edinburgh (approx. 30 miles) within a commutable
distance.
The A68 can be joined directly from Earlston and allows car access to
Edinburgh and the South. Earlston offers a good selection of local
services, including a range of retail and leisure facilities plus
educational (primary and secondary) provision. The new Earlston High
School building was opened in September 2009. The town benefits from
an attractive main street and square where commercial, leisure and
community activity is centred.
The former school site is situated adjacent to High Street, near the
centre of Earlston. The adjoining premises to the north of the site will
remain as primary school premises with plans for improved community
facilities and a car park immediately to the south. The surplus buildings
and associated grounds to the south of the site are offered for sale. The
site benefits from an attractive location at the heart of the town yet
backing onto open countryside. Scottish Borders Council therefore seek
competitive bids for the land noted - subject to the demolition of the
existing buildings.

Description
The subject site for sale is located to the south-east of Earlston and
extends to an approximate area of 2.3ha. It is envisioned that the site
will provide for new development to the south of the existing primary
school on the area of the demolished High School and associated
playing fields. The remaining primary school element of the buildings to
the north of the site is to be retained as a primary school.
The land is an attractive central site with the location of future
development appropriate in relation to the existing layout of the
settlement. The former Earlston High School premises are positioned to
the north of the site with access obtained from East Green within close
proximity to the town centre and associated amenities. The site is
generally level but with a raised section in the north west corner. To the
south the land falls towards the river bank at the boundary.
To the north of the site exists the retained primary school beyond which
are a number of terraced residential dwellinghouses facing onto High
Street. Access is taken from East Green and will be available through a
route from the north-east of site. To the west of the site are a number of
commercial uses while the southern boundary leads to appealing
sloped countryside beyond Turfford Burn. To the east of the site is
further land zoned for development - under third party ownership.
Previous High School buildings within the site (and some within the
primary school site) require demolition as part of any development
solution.
