The design is unique both externally and internally, with the living spaces divided into a sequence of open, interconnecting areas designed to be both social and accommodate families with growing children. The synergy of wood and glass is a signature Huf style and brings nature into the home, especially with rural views on offer. In a Huf is a unique and contemporary home in a peaceful and private location.

The Property Overview - 'In a Huf' is a modern custom built by Huf Haus set in a leafy location on the edge of Lytham and is the only Huf Haus in the area. Built by Huf Haus of Germany in 2008 to exacting standards, these stylish homes, whilst all individually designed, feature a unique distinctive signature style.

The most significant feature of a Huf House is the load-bearing post and beam structure made of Scandinavian Spruce and floor to ceiling glazing which combined with its unique open plan living spaces create a home which is both versatile and flooded with light.

The design of In a Huf, by the present owners, was chosen for it's transparency and open architecture which makes nature an integral part of living in the home.

The Ground Floor - The floor area which measures just under 3000 sq feet is divided into a sequence of open, interconnecting areas designed to be both social and accommodate families with growing children. More essential areas such as the large plant / utility room are closed off behind a fire door, whilst a large private study offers work from home opportunities or could make an ideal child's playroom or even 5th bedroom. From the office there is direct access to the gardens.

The Sie-Matic kitchen complements the homes German design and was chosen for its sleek minimalist design and light reflecting cream gloss units. An island unit stands central, creating a social work station and space for friends and family to gather with its suspended solid wood walnut breakfast bar. A Gaggenau induction hob and steamer are both inset into the solid quartz work surface. Other integral appliances include a double oven and combination microwave, dishwasher, family size fridge and freezer all by Neff. Colour changing ambient lighting sits behind the frosted glazing of the island unit.

The kitchen flows through to the family area, the heart of the home in both its social nature and central position. An abundant use of glass, provides a lot of light, even on grey overcast days. Views are dual aspect out over the garden and internally they extend throughout the ground floor and up to the gallery above.

The main living is defined by its solid light oak floor and offers the space to both formally dine and simply relax. A glass wall spans the rear elevation providing views out over the garden and across the fields beyond. A large sliding door opens out to the rear granite patio. Amazing sunsets are regular enjoyed. The living area also as an architectural focal point of a floor to ceiling wood burner stove.

The First Floor - A signature design of a Huf Haus is the spacious galleried landing which again is flooded by light from the roof glazing directly above. The present owners chose to omit one of the partitioning walls on the upper floor to create an inviting TV lounge and reading area offering fabulous views across the rear gardens and fields beyond. To create an additional 4th bedroom a wall can simply ordered and fit direct from the Huf Village in Germany.

The master bedroom is spacious and features a two storey dressing room and a generous sized 4-piece bathroom suite with twin ended bath and Corian lined walk-in shower cubicle. Attention to details is evident with even the light fitting matching the circular water fall tap.

The second double bedroom was designed as a teenagers room with a raised double bed deck freeing the floor space to become an area to relax, to study, to simply enjoy. For the present owners this space allowed for for a home gym, the bed deck being perfect for additional guests.

The third double bedroom enjoys views over the front landscaped gardens and like all of the bedrooms offers direct access to the balconies. All of the bedrooms feature floor to ceiling glazing, a signature style of a Huf home , allowing everyone to wake up to both views and nature.

The family bathroom is again 4-piece, simply mosaic tiled in Huf's own most featured tile. The bath sits proud beneath the window. Fittings are by Hans Grohe.

The Outside - 'In a Huf' features a double carport designed in Huf's unique architectural style. The carport includes a large storage room / workshop to the rear. On the garden side, its roof extends out over a sheltered granite patio, perfect for alfresco dining.

The gardens extend to approximately 1/2 an acre, and feature to all fours sides, the home itself sitting centrally on the plot. The private front gardens sit behind a high white wall with gated entrance. They have been landscaped to create alpine rockery's and all year round colour with many plants chosen for their evergreen qualities. A 100m ( approximate) grassed tree lined track leads back down to Ballam Road and would make an excellent fruit orchard / allotment.

'In a Huf' also features numerous patios and balconies, which are excellent areas to enjoy the outdoors regardless of the weather. With the properties unique roof overhang providing cover and shelter in all weather conditions.
