The site, circa 1.62 Ha / 4 acres, is located south of the Elliot Street / Millhill Street with access off Hospital Hill / the A823, a principal main route heading south from the Dunfermline town centre to Rosyth, the M90, the Forth Bridge and Edinburgh beyond. The area is mixed in terms of land uses with residential to the north and east and Asda and other commercial / retail roadside uses to the south and west.

Dunfermline is a large town and former Royal Burgh located in Fife approximately 3 miles north of the Firth of Forth forming part of the county constituency of Dunfermline and West Fife. The 2011 census recorded the town's population at approximately 50,000 making it the largest locality in Fife and the tenth largest in Scotland.
The town is steeped in history, includes the ancient Abbey, and served as the royal capital of Scotland and was the birthplace of Andrew Carnegie. Nowadays the town is a major service centre for west Fife. It is the principal shopping centre serving the western area of Fife and is the region's second largest town centre by floorspace, focused around the pedestrianised High Street and Kinsgate Shopping Centre. The town offers numerous leisure facilities including Fife Leisure Park which has a large cinema, a health club, bowling alley and a number of restaurants. Dunfermline is also home to several golf courses including Peatreavie, while Sinclair Gardens and Pittencrieff Park provide green spaces for walking and leisure. Education is catered for a pre, primary and secondary levels and Fife College has a campus at Halbeath.

Dunfermline is a popular commuter hub, with many residents choosing to work in Edinburgh. The town is well connected to the nation's capital, with easy access to the Forth Road Bridge via the A90 and Edinburgh city centre only 35 minutes away via a regular train service. For those who chose to work locally, Dunfermline benefits from the presence of major employers including Sky, Amazon, Best Western, CR Smith, FMC Technologies, Asda, Tesco, Fife Council and Lloyds Banking Group. Moreover, Dunfermline is located just 13 miles from Edinburgh Airport thus connecting occupants to over 100 locations worldwide.

More recently Dunfermline has undergone unprecedented expansion known as Dunfermline's Eastern Expansion. The expansion has seen the town grow eastward towards the M90 corridor and is planned to continue through to 2020 or thereabouts. Major developments include the creation of Dunfermline's Duloch and Masterton neighbourhoods, three new primary schools, new community infrastructure and Fife Leisure Park. The expansion has seen the town's population rise dramatically, with many new homeowners commuting to Edinburgh. Fife Council is drafting plans for further expansion of a similar large scale to Dunfermline's south-west, west and north sides.
