Adjoining the north side of the farmhouse, is a traditional stone barn with a fibre cement roof which is partially collapsed but offer potential for development to perhaps extend the accommodation or even create a cottage, subject to planning. The Grounds
The plot on which the property stands is understood to extend to about ¾ acre and has been terraced, with a track cutting across and around the back of the property to a yard at the side. Half way up to the house, where the track bends around the end of the outbuilding, is another area of hard-standing which has been used for some temporary storage and a static caravan.

The owners currently rent some adjacent grazing from the Forestry Authority which cannot be transferred to a new owner, but we would happy to pass on contact details should a new owner wish to take up a similar arrangement. GENERAL REMARKS AND STIPULATIONS

Directions: From Whitby head on the A171 towards Scarborough, turning right on Fylingdales moor onto the B1416 road back towards Littlebeck and Ruswarp. After about 2 miles you will reach Redgates Corner and you should turn left towards Maybecks. From this junction it is approximately a further 2½ miles down to the car parks by the stream in the bottom of the valley. From here you will be collected to go up to the property which lies on the west side of the valley, facing east, about a further ¼ mile along a forestry track / bridleway. See also location plan.

Viewing: Viewings are strictly by appointment. All interested parties should discuss this property, and in particular any specific issues that might affect their interest, with the agent's office prior to travelling or making an appointment to view this property.

Services: The property has no mains connections but does have a BT phone line. Water is supplied from a private spring supply and sewerage runs to a private septic tank.
