SITUATION:
Horsey Island is located in a stunning position adjacent to the Taw Torridge Estuary. Close to the well known Crow Point, the land is located near to the small town of Braunton and a short distance from the larger town of Barnstaple. Located on the north bank of the Taw and protected by the defensive embankment, the land provides access onto the fore shore and at low tide the sandy beach is stretching to Braunton Burrows, a short distance to the west. The land is within easy reach of the beaches of North Devon as well as the M5 via the A361 North Devon Link Road.

DESCRIPTION:
Horsey Island comprises an extensive run of highly productive pasture, together with an area of salt marsh and ponds recognisable to the readers of Tarka the Otter. Reclaimed in the 1850's, the land provides a rare combination of productive farmland together with an area of salt marsh and ponds providing important diversity and habitat, particularly rich in birdlife. The land lies between the Taw Torridge Estuary, the river Caen and the Braunton marshes; it is surrounded by a large embankment and divided into enclosures by traditional hedgerows and wire fencing. The wet salt marsh area is designated as a County Wildlife site and Horsey Island is dedicated as at BAP priority habitat and is currently within an Entry Level Stewardship scheme.

Located at various points all over the land are a range of small traditional, stone built linhays (buildings) which were used for the storage of winter fodder and livestock shelter in the past. The buildings are in various states of disrepair that represent opportunity for a variety of alternative uses subject to planning. The salt marsh, ponds and rough grazing provide an outstanding wildlife habitat that is particularly well known locally for the high numbers of over wintering birds. The productive pasture was formally formed in an arable rotation, regularly achieving significant yields. The land reverted to permanent pasture under an Environmental Stewardship Scheme, however, could convert to an arable rotation in the future, subject to any necessary constraints.
