BEAUMONT With a history dating back to the Domesday Book in 1086 Ingsdon was already an established manor and was to remain so for successive generations. The Beaumont family enjoyed ownership of the manor in the 14th century during which time Philip de Beaumont became Abbot of Buckfast in the year 1349. The ancient manor house disappeared in 1869 being replaced by St Michaels convent in the 20th century. In 1979 this fine Victorian building was consumed by fire and the site of this and the old manor house gave rise to four new houses one of which carries the name Beaumont in recognition of past owners.

DESCRIPTION Situated in a most enviable position with a wonderful rural outlook and some magnificent views Beaumont has been the subject of extensive remodelling and renovation works performed to the highest of standards and recognised by the Devon Building Control Partnership in 2009 where it was awarded Winner of the best domestic extension. All four of the bathrooms have been replaced now boasting high quality Porcelenosa. The kitchen has been remodelled and now benefits from solid oak cabinets, granite work surfaces and a wide range of quality integrated appliances. There is a real sense of light and space in this lovely home created by an extensive use of glass and high ceilings throughout. The kitchen/family room is a wonderful space in which to relax being further enhanced by the addition of a modern multi fuel stove. From here one of the two conservatories lead you nicely onto the terrace and the gardens beyond. The additional height drawing room has a welcoming open fire and French doors onto the outside space. The dining room is quite special with a pair of bi-fold sliding glazed doors leading you into the second conservatory. In addition to the library/gym there are four good sized bedrooms all of which boast high quality en-suite facilities and three with dressing rooms.

Beaumont is not compromised outside either with approximately 1.7 acres of largely flat south facing gardens and some pretty special views over the surrounding countryside. Cleverly located in a sheltered spot behind the property is a large terrace from which to enjoy the warmth of the summer sun. Slightly obscured from view and on the far side of the garden is a tractor shed and to the front of the property is a double garage and large parking area suitable for several vehicles.

Careful consideration has also been given to the environment with the addition of a Bio-Mass boiler providing heating and hot water, UV panels to assist with the hot water supply and Photovoltaic panels generating electricity. Not only is Beaumont a wonderful family home, it is also cost efficient due to its pretty impressive eco -credentials.

SITUATION Beaumont enjoys a privileged position having a real sense of rural life whilst at the same time being only 3 miles from Newton Abbot which plays host to a cattle market on Wednesday and a general market on Saturday. There is also a mainline railway station here providing swift transfer to London Paddington and the nearby A38 Devon Expressway (no road noise) serves Exeter and the M5 beyond. South of Ingsdon is a wide choice of beaches and in Torquay, Dartmouth and Plymouth there are marinas catering for all sizes of marine craft. Dartmoor to the north plays host to a wide range of outdoor pursuits and has some of the best countryside walking in the county. Its unspoilt landscape of rolling moorland and granite tors are extremely attractive and ever popular. The university and cathedral city of Exeter is approximately 18 miles distant and offers excellent shopping facilities with many well known outlets being represented. Exeter airport is easily accessible and now offers a range of domestic and international flights which are increasing year on year.
