Ham Lodge stands in stunning grounds of almost an acre of south facing garden with the soothing and relaxing Letcombe Brook running through the grounds close to the eastern boundary. The house is Listed Grade 2 and originally built as an octagonal gate house to The Ham, it has grown and evolved over the years to become a very comfortable and charming family home with a style of its own. Although there is a date stone marked 1833 it is believed that the house it was built to serve originates from circa 1740.

The accommodation exudes a natural warmth and charm and includes a generous and versatile reception hall, drawing room, dining room, kitchen/breakfast room, utility room, 3 bedrooms, study/bedroom 4 and 2 bathrooms. The house is heated by a gas fired central heating system and the greater part of the house has the joy of double glazing.

Each room has a tale to tell, the kitchen, for instance, was originally a stable and the current kitchen fittings and staircase were hand made by a joiner used by the great Lady Astor.

The accommodation is versatile and could readily be adapted to create a very appealing annexe.

Outside there is a paved terrace looking south over the splendid carp pond to the garden and towards the Downs. The gardens and grounds are a very considerable part of what serves to make this a truly exceptional property - on a sunny spring day the sense of calm from strolling through this very beautiful garden to the babbling Letcombe Brook where you can observe ducks, moorhens and much more before crossing the footbridge to the special and more relaxed natural garden on the east bank. It is not uncommon to find a stream running through a garden but it is genuinely rare and holds a particular charm to own garden on both sides of the brook.

Fruit trees abound with examples of cherry, crab apple, pear, plum, apple and an apricot as well as a peach tree beside the greenhouse. The kitchen garden has a thriving asparagus bed as well as soft fruit and raised beds.

The gravelled driveway leads around to the garage block with two single garages and a wonderful garden store.

It is easy to reach the centre of town on foot by taking Ham Road for a couple of hundred yards from the house before turning right into Locks Lane, passing Alfred's Well and then follow the Letcombe Brook path alongside the stream, passing the Betjeman Millennium Park before turning right over the stream and walking through the churchyard to the Market Place where you will find the statue of King Alfred as well as plenty of interesting shops and cafes and the delights of Waitrose and Sainsburys. A stroll of approximately 0.5 mile.

Directions - DIRECTIONS: From Wantage Market Place take Newbury Street, the A338 from the south east corner of the square leading out past Nat West bank. At the traffic lights turn right onto the B4507 towards Childrey and Ashbury and after 0.4 of a mile turn left, opposite the turn into Ham Road, onto the private road and Ham Lodge will be found immediately on your left hand side.
