Description

Stunning former mill in a very beautiful setting on the
River Thames

Location

Sitting next to the River Thames in this popular Oxfordshire village, The Mill is a former working mill which has been beautifully converted to create a family home. Situated in Whitchurch, it is a short walk across the bridge from the neighbouring village of Pangbourne which provides a first class range of day to day facilities as well as a mainline station serving London Paddington within the hour. The M4 (Junction 12) is about six miles away and provides excellent access to the West Country and London, including its airports.

The local area is served by an excellent range of schools including Pangbourne College, Bradfield College, Queen Anne's School, the Oratory and Eton.

The countryside is renowned for its walking and riding and of course the many activities provided by the River Thames.

Description

The Mill is one is one of the most striking and elegant houses in the village of Whitchurch, sitting on the River Thames. Indeed, a mill was recorded on this site in the Domesday Book (1086). It has been sensitively converted into a family home without having lost any of its charm or character.

Away from the main village and even the main river flow of the Thames, The Mill is private and very peaceful. Virtually every window has a stunning view of different parts of the river, the mill stream, or the mill pond.

The front door leads to a generous reception hall with stairs leading up to the main accommodation, which is primarily on the first floor. This hall sets the tone for the rest of the house, with wooden flooring and exposed beams. The beautiful sitting room is one of most striking rooms of the house, with a vaulted ceiling allowing for a wealth of natural light, open fireplace and a lovely view of the mill pond to the front of the house.

The garden room was added around twenty years ago, and allows a wonderful view of the garden and the river beyond. Steps lead down from the wooden deck adjoining the garden
room into the garden.

To the side of the house there is a secluded stone flagged courtyard, with a fountain cut and carved from a single slab of bath stone.

The dining room and kitchen lie to the other side of the main hallway. The dining room is ideal for entertaining with another vaulted ceiling and a lovely view of Church Cottages, and the mill pond. The kitchen/breakfast room is the heart of the house and is perfect for family life, and adjoins a snug.

The principal bedrooms are separated neatly from the main accommodation. The principal bedroom has a view of a pretty footbridge over the head race to the rear of the house. There are four further bedrooms and four and a half bathrooms on this floor.

A further staircase leads up to a separate office, perfect for working from home, WC and a very impressive studio with a vaulted ceiling and exposed beams. This room could be utilised in many ways including home cinema, music room or library. At the top of the house is the charming sixth bedroom.

The lower ground floor with large workshop, garage, WC and utility room is easily accessed from both within the house and also from the outside. The wine cellar is of a decent size, that can accommodate a tasting table and seating for eight people. Underneath the house are two large mill wheels, and recently installed sluice gates, which control the flow of the mill race. The gearing for the wheels still exists, and are in the workshop. We understand that the mill generated electricity for the neighbourhood until 1948.

Outside
The principal gardens and grounds lie to the south of the house and are flanked on two sides by the river. They are mainly laid to lawn and surrounded by mature trees, which create a lot of privacy. The house has riparian rights around the property into the mill pond and the lock cut.

Fixtures and Fittings
All fixtures and fittings, except the wine racks, tasting table and stools in the wine cellar are specifically excluded although some items may be available by separate negotiation.
