The Area
The property is situated to the to the east of Thornley and to the north of Wheatley Hill in County Durham. The larger centre of Durham is approximately 8 miles to the north-west. The property is also situated within easy reach of the A181, A19 and A1/M.

Tenure

Method of Sale 
The property is offered for sale by private treaty. Interested parties are advised to register their interest with the selling agent at an early stage as a closing date may be set following a period of initial marketing.

Access 
The land has the benefit of road access from Moor View, which enters the land at the corner of fields 0224 and 4910. The land may also be accessed by a public right of way along the route immediately to the north of Thornley cemetery.

Services 
The land has the benefit of a natural water supply. The property is also served by a 2,400 gallon/minute submersible pump system, installed 4m below the surface of the ground, which is supplied by a three-phase electricity connection; which aids the drainage of the land by pumping away excess groundwater.

Basic Payment Scheme 
The land has been registered and is sold with the benefit of 67.57 normal non-SDA entitlements to receive payments under the Basic Payment Scheme.

The Vendor has claimed the 2015 Basic Payment Scheme and will apply for the 2016 Basic Payment Scheme so as to maintain the usage of the entitlements; however the Vendor will undertake to transfer the entitlements to the Purchaser in accordance with the regulations of the scheme following completion of the sale providing that the Purchaser is eligible to qualify for the Basic Payment Scheme.
