The kitchen has a comprehensive range of floor standing and wall mounted cupboards and drawers and a bay window to the front. To the rear of the kitchen are steps taking you to the rear of the property, where you will find the utility room, storage cupboard and downstairs WC. There is also a stable door leading out to the rear. The sitting room also to the front of the property and with a nice bay window features a fireplace with an inset wood burner and character features such as a beamed ceiling. To the rear of the sitting room is a door that takes you to a small study area. From the small study area there is a door to the rear of the property and to the utility room and also on the study area is a trap door down to the cellar. From the rear lobby there are stairs rising to the first floor landing which provides access to three bedrooms, two of which to the front of the house are doubles and one to the rear which is a small single currently used as a dressing room. The first floor is completed by the bathroom which has a free standing roll top bath, wash hand basin and separate corner shower cubicle. The first floor landing also provides stairs rising to the second floor where you will find a further bedroom in the roof space and a conservation roof light window.

To the outside the property has a remote garden set about 100 yards from the back of the property. This garden is currently hard landscaped and fenced on all sides. There is also a good sized gravelled parking area to the rear that provides off road parking.

Location - Hallaton is an extremely well regarded and sought after village lying to the east of Leicestershire, close to the Leicester/Rutland borders. The village is a fascinating mix of period property and more modern infill, and has a strong sense of community with two popular pubs, parish church and primary school. Hallaton is set amongst some of the finest rolling Leicestershire countryside and provides ease of access to the market towns of Market Harborough, Uppingham and Oakham as well as Leicester city centre to the west. The area is particularly well served by popular schooling in both the private and state sectors.

Directional Note - Leave Oakham on the A6003 towards Uppingham. Upon reaching Uppingham take the third exit on the roundabout heading towards Leicester on the A47. Continue along the A47 and just before reaching the village of East Norton turn left off the A47 following signs for Hallaton. Once in the village of Hallaton continue down through the village passing the Fox Public House on your left. Roughly 200 yards past the Fox turn right on to High Street. Continue along High Street where The Old Oak House can be found on the right hand side just before the turning on to Horn Lane.
