Full description

Knowle is situated just over 2 miles from Bideford in an unspoiled rural location with no near neighbours but less than 1 mile from the popular village of Littleham with its well known public house/restaurant, places of worship and lively community spirit set around the village hall with numerous clubs and groups.  Bideford is an expanding town full of character with many independent national stores, choices of schooling, excellent recreational facilities and easy access to the lovely North Devon Coastline with numerous places of interest nearby including Westward Ho! with its long sandy beach and championship golf course, the quaint fishing village of Appledore on the twin estuaries of rivers Taw and Torridge, heritage village of Clovelly as well as surfing beaches at Croyde and Bude.  The nearby national parks of Exmoor and Dartmoor are also within easy motoring distance.  The North Devon Link Road is less than 2 miles distant giving easy access to Barnstaple, the regional centre of North Devon and Eastwards towards the M5 at Junction 27.

Our clients purchased the property some 23 years ago as a project and have carefully and lovingly restored it without detracting from the immense charm and character of the original buildings and it is with great reluctance that it is being marketed due to ill health. Arranged on Longhouse lines it is currently utilised as a main residence plus two adjoining cottages each  having separate utilities and central heating systems.  The bedrooms are all extremely generous in proportion and could easily be sub-divided if further bedrooms were required.  The flexibility of the accommodation provides for income to be derived from the cottages or indeed could, with a minimum of work, be brought in together to provide a superb family home.

Each cottage has its own independent access and all of the ground floors are quarry tiled whilst the first floors are in natural timber, and there is a wealth of stonework and other natural materials incorporating into the property each cottage having a wood burning stove with no shortage of timber from the woodland!

The major portion of the Longhouse includes a most impressive 18' hand crafted kitchen/living room with a woodburner and 17' dining room adjacent as well as a bespoke CONSERVATORY which has wonderful views over the valley below as well as open farm land to the rear.

The whole setting is breathtaking in its simplicity with mature woodland sloping into the valley below with a living stream as well as some rough pasture/water meadows. Some pathways have been made throughout the woodland and there are two bridges across the stream.

It is increasingly difficult to obtain complete privacy and seclusion yet Knowle has all these attributes and yet is only 2 miles from the town of Bideford (the nearest point being Bowden Green) with an Asda superstore being less than 5 minutes driving time.

The gardens are informally arranged around the Longhouse with a low retaining stone built wall on the South side whilst to the rear are raised beds and a very useful traditionally constructed WORKSHOP/UTILITY 14'6" x 8' with power and light connected, water filtration plant and pump, plumbing for washing machine and a separate WC.;  Nearby are 2 log store's. Adjacent to the entrance drive a very useful timber built workshop 16'4" x 4'6" with power and light connected and this adjoins an old mobile home currently used for storage purposes.

The grounds extends in all to approximately 4.5 acres with about 2.5 acres of this being sloping woodland and copice and the balance being water meadows with a living stream running through the middle of the grounds and footbridge leading to the woodland.  The woodland provides a regular supply of firewood for self sufficiency.

The Agents would point out the grounds are not suitable for equestrian purposes.

Initially interested parties may prefer to take this more indirect route but once the area is known interested parties will find that the town of Bideford can be accessed by a much shorter route.

From the town centre of Bideford proceed along the A39 to the Heywood Road roundabout and turn left towards Bude and continue until the next roundabout (Abbotsham Cross) and immediately exit left and then immediately turn right signposted Littleham.  Proceed for approximately 1.5 miles to the edge of Littleham and at the first four cross way at Moorhead Cross turn left signposted Bideford. Continue down into the valley and just before the bottom of the hill turn sharp left signposted Knowle with a sign 'unsuitable for motor vehicles'.  Ignore the stream on your right and go over a small hump in the road bearing left and continue along this stone entrance lane that gives privacy and seclusion when the property will be found at the far end.  REF:  9936.
