Babdown Farm was originally built in 1847 for the Holford family who owned the Westonbirt estate. The architect is believed to have been Lewis Vulliamy who designed the enormous Westonbirt House and Babdown Farm is one of a number of 'model farms' which were erected on the estate. The various barns have been converted to form seven houses and are grouped round an attractive large grassed courtyard to the north of the farmhouse. The project has been carried out by the renowned local firm, Stonewood Builders, to an exemplary standard. The Farmhouse comprises a handsome period house with very attractive gabled elevations. Internally, it offers first class family accommodation which has been fully refurbished, with great attention to detail.
The front door opens on to a long stone-floored hall, with the drawing room and dining room on either side. These two well-proportioned rooms both have open fireplaces and are ideal for entertaining. The kitchen/breakfast room is very much the heart of the house and is beautifully fitted with a range of bespoke painted wood units, including a large island unit. The equipment includes a range style cooker, fridge/freezer, dishwasher and wine cooler, and there is space for a large breakfast table and chairs. The original period stone fireplace provides a charming feature. At the rear of the house the back door opens into a large boot room, from which there is access down a large vaulted cellar. The five double bedrooms are all on the first floor. The master bedroom has an impressively large bathroom and there is a further guest suite, with a family bathroom to serve the other bedrooms.
Babdown Farm lies just to the west of the pretty Cotswold village of Beverston.
Nearby Tetbury (about 3 miles) is a charming market town which has an excellent range of shops and services, restaurants and hotels. The renowned Calcot Manor Hotel is about half a mile away, which has an excellent restaurant and a Spa.
Nailsworth, about 5 miles, is another popular Cotswold town with good shopping facilities. Bath, Bristol, Swindon, Cheltenham and Gloucester are the main regional centres and are all within daily commuting distance.
Junction 18 of the M4 is about 13 miles drive and there are direct services to London Paddington from Kemble or Bristol Parkway stations. Private schools in the area include Westonbirt, Wycliffe, Beaudesert Park at Minchinhampton and the Cheltenham Colleges. A good choice of Grammar Schools also in Stroud, Cheltenham and Gloucester. A good range of sporting opportunities in the area include various golf courses and racing at Cheltenham and Newbury.
The famous Westonbirt Arboretum is about 4 miles drive, offering wonderful walks through 600 acres of Forestry Commission owned woodland.
The Farmhouse has its own driveway leading off the main drive which leads to a gravelled parking area to the side of the house. By the back door is a plant room and a useful store room. The garden is partly walled and includes a number of mature trees. It will be seeded as lawn for ease of maintenance. Beyond the garden is a small paddock.
