Substantial prime riverside house with wonderful direct Thames frontage, boathouse, ancillary accommodation and outbuildings

Poplar Eyot Court is situated on the banks of the River Thames in the pretty village of Lower Shiplake. The delightful market town of Henley-on-Thames is approximately 3 miles to the north providing a more extensive range of shops and services for everyday needs. The larger centres of Reading and Oxford are 6 miles and 25 miles respectively, both providing a more extensive range of shops, schools and recreational facilities. Communications in the area are excellent with the M4 just 11 miles away and the M40 14 miles away both giving quick access to London, and other national motorway networks. There is a fast and frequent train service from Shiplake and Reading to London Paddington taking approximately 30 and 40 minutes respectively. The area provides excellent sporting and recreational facilities including racing at Windsor, Ascot and Newbury; polo at the Royal Berkshire and Smiths Lawn; and of course rowing at Henley-on-Thames, with the Royal Regatta being of particular note. There are also a wide range of golf courses in the local area. The area is well served for schools including Eton, Radley, Wellington and the Oratory for boys and Wycombe Abbey, Heathfield and Downe House for girls. There are also a number of good schools locally including Rupert House in Henley and Queen Anne's in Caversham.

Poplar Eyot Court is accessed from a private road, through a pair of ornate wrought iron electric gates on brick piers, along a tree lined gravel driveway to the house itself. The spacious accommodation is laid out over two floors and amounts to approximately 8,500 square feet in total. There is a wide covered entrance porch with steps up to a pair of part glazed mahogany doors. A generous lobby has a pair of secondary doors which open into a wonderful hallway with an open fire. To the left side of the hallway, a Mahogany door leads into an attractive sitting room and there is a further door into the drawing room. Both these rooms are beautifully proportioned and face due south with views towards the river through large glazed french doors. Both rooms have antique open fireplaces one of which is marble and one of antique pine. To the right of the reception hall there is a cloakroom, a study, a boot room and a most impressive dining room with Mahogany parquet flooring, decorative cornicing as well as a further pair of french doors to the garden. The fabulous kitchen/breakfast room is found at the southern end of the house which has a games room on a lower level. The floor plans enclosed within the brochure show the dimensions of this room which is wonderfully spacious. Double doors lead out onto the south facing terrace which is completely enclosed and private. The indoor swimming pool is accessed from the southern end of the kitchen which has three glazed walls and has recently been renovated. A sauna is found adjacent to the swimming pool.

On the first floor, all bedrooms have bathrooms/shower rooms and are of generous proportions. The main guest bedroom has its own sitting room/study as well as a shower room. The master bedroom suite has a substantial dressing room with a bathroom adjoining and the main bedroom itself has wonderful elevated views over the terrace, gardens and grounds towards the river itself.

The flats
To the north-east of the house are two flats. The ground floor flat consists of an entrance hall with study/bedroom 1 a generous open plan kitchen/living room, bedroom 2 and bathroom. There is a private garden to the rear. The first floor flat has a small entrance hall and a staircase leads to an open plan sitting room/dining room with a well fitted kitchen. There is a bedroom adjoining the sitting room and bedroom 2 is accessed through a dressing area and has an adjoining bathroom. The flats are ideal for staff, dependent relatives or could be let out. The flats are supplied with individually metered gas central heating and electricity.

The Stable block
Approximately half way along the drive, a left hand fork splits towards the stable yard. The stable yard has a concrete apron and includes six stables. 4 of standard size (12' x 12') and 2 larger stables (12' x 18'). All are supplied with power and water. Adjacent is an outdoor manege measuring 22mx18m - this area could be utilised for the construction of a tennis court subject to the necessary consent.

Gardens and grounds
The driveway is lined with a row of impressive lantern lights and passes through beautiful wooded grounds. It is flanked with some magnificent mature trees including ancient Oaks, a wide variety of specimen firs as well as two fine Magnolias. There is a pretty pond to the right of the driveway and at the head of the driveway is a brick built L shaped double garage with an adjoining garden machinery store/workshop. A small orchard is found to the east of the house with some English apple trees and a Fig tree. A pathway leads around the west of the house to the formal front gardens which are a main feature of the property itself. The gardens are on two levels, the upper level forming the main lawns adjacent to the terrace which provides a superb area for outside entertaining. The lawns are flanked by protective trees including Yews, Copper Beech as well as some delightful weeping Willows along the rivers edge. A pathway leads to the lower levels which are also laid to grass. In the south-west corner of the property is a delightful boat house which has both wet and dry storage. The boat house is built of brick under a tiled roof.

The Island
Approximately half of a river eyot is included within the sale. The island is a haven for wildlife and is left largely undisturbed by the current owner. The island land owned amounts to approximately 0.48 acres.

Additional land
On the opposite bank of the River Thames, a further area of land is included in the sale. This land forms part of a wider agreement between neighbouring owners who have purchased parcels of land in order to protect the outlook of these exclusive properties. For further details, please contact the vendor's agents.
