Set to the south east of Kingsbarns, West Newhall Farmhouse sits in pretty landscaped gardens about 1.3 miles from the edge of the conservation village. The farmhouse has splendid views over the rich agricultural land of the East Neuk.

Kingsbarns lies around 6½ miles southeast of St Andrews, the "Home of Golf", and has good access to the other towns and villages of the East Neuk of Fife. The historic cathedral city of St Andrews is without doubt one of the most popular locations in Britain. St Andrews is home to the Royal and Ancient Golf Club and the famous Old Course. Access by rail, road and air is good. Leuchars railway station (14 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (25 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (28 miles).

Description

West Newhall Farmhouse is a traditional stone built, B listed property which is thought to date back to around 1800. The house faces due east and is surrounded on the north and east by farmland. The gardens are partially enclosed by a stone wall. The driveway approaches the front of the house from the south and curves up to the double garage. Stone steps rise from the front gardens up to the front entrance where there are two double storm doors with a fanlight above.

Immediately on the right is the double sitting room which has windows on three aspects and a beautiful open fireplace with marble surround and timber mantelpiece.
The wide hallway passes a coat cupboard and the stairs and continues to the back of the house past the dining room which has recessed wall shelving, a press style cupboard and a window to the west. The conservatory has an exposed stone wall and faces south and west and has a glazed door out to the rear garden.

The kitchen/ breakfast room is fitted with a range of base and wall units and has an integrated stainless steel sink in front of the north facing windows which overlook the neighbouring fields. Integrated appliances include a Lamona ceramic hob with extractor fan over and a Hotpoint oven with separate grill. Beyond the kitchen is a generous area which has plenty of space for a dining table and is lit by a west facing window.

The utility room has tall wall storage units, a stainless steel sink and plumbing for a washing machine. The ground floor is serviced by a family bathroom which is tiled and has a wash hand basin, WC, bath and separate shower. In one corner is a large cupboard which houses the hot water tank. The staircase has a generous cupboard underneath and features metal balustrades and a wooden banister. It rises up to the first floor from the central hallway passing a large west facing window and approaches the landing off which are three further bedrooms. The first bedroom on the left has built in wardrobes, a wash hand basin and a west facing window which has working shutters. There are two bedrooms which face east overlooking the front garden. Both benefit from built in wardrobes and a further window, one to the north and one to the south. Set between these two rooms is a study/dressing room which has access to the loft and a window overlooking the front garden. Also on this level are a bathroom with WC and wash hand basin, a shower room with power shower and linen cupboard, and a separate WC with wash hand basin.


Outside

The driveway to West Newhall approaches from the south between the neighbouring fields. The gravel driveway then splits around two magnificent trees before joining up and sweeping up to the front of the house and the double garage. Immediately in front of the house is a large area of lawn which is surrounded on two sides by a stone wall with trees beyond.

A central flight of stone steps leads up from the gravelled parking area to an elevated terrace and the front door of the house. The terrace is enclosed by a pretty stone balustrade. By the stone wall are fruit trees, roses, lavender and other well established plants and shrubs.

To the south is a wooden gate which gives vehicular access to the back of the house and a path by the front door loops round the north side of the house and is flanked by a low stone wall where there are a number of borders with mature rose bushes.

The back of the house can also be accessed by a set of wrought iron gates set between a high stone wall and the farmhouse. From the rose garden an ivy covered arch leads into the remainder of the garden where there is a large selection of flowers and shrubs and to one corner are the remains of old farm buildings.
